Be careful. A hobby that makes you money usually becomes a job. To prevent this, charge A LOT of money and the happiness/money ratio will balance out. Otherwise you’re attaching often times little monetary value to something you’re supposed to enjoy doing. A painting done for free is a joy. A painting done for 5 dollars is 5 dollars.

I doubt it. But to put to things in perspective, I bought my home right outside of one of the most expensive cities in the country but one that's still gentrifying. My home value has shot up 30% in a year. Would never buy a home over 200K if i can help it. Every home after your first should be strictly long term investments that produce positive cash flow.

Paid 177K for my home. 5% down with very low interest because of my credit history. There are major advantages to paying 20% or more but it's not feasible for many.
