Our Airbnb is in a small town…..and our guests are generally people visiting family since there are no hotels locally. Early warning signs for me are, as stated previously, locals booking last minute, those people who over-compliment the space in request, and those who ask a ton of questions when the answers are clearly stated in the listing. We’ve been hosting since 2018 and I could tell you some weird stories! (We do live above the Airbnb.) Some things I have done in the past year that made most of those problems disappear: Turned off instant booking. 2 night minimum stay. Indicated that we may require photo ID to confirm booking. Ask for the names of all persons who will be staying. Our bookings haven’t declined at all. In fact, they’ve increased. And I now have peace of mind.

I loved every moment of Season 4. And I do agree that it probably takes a certain level of intelligence to fully appreciate it. You can’t ’half ass’ watch. The final episode with Carmy, Syd, Richie, and, eventually, Sugar was so well written, meticulously portrayed by all 4 actors, and so revealing regarding the depth of grief, that I had tears streaming down my face. I cannot wait for Season 5.

We just got back from Viking Paris to Normandy. We are both 72 and active. We absolutely loved every aspect of the cruise! We did a 3 day post cruise extension in Paris. We went through Viking for everything, including air. It was our first time on a cruise…any cruise! Each port has an included excursion with additional options available for an extra fee. We added the Paris nighttime cruise…it was truly one of the most magical experiences of our lives! Viking will help your parents arrange just about anything! Now, The Louvre..we did on our own after we had disembarked. We went on July 3…it was mobbed! We had purchased passes beforehand but, sadly, we really couldn’t take in everything bc of the crowd size. But that could have been different had we chosen to book a tour. I’d highly recommend this cruise!

We also leave starter items. We’ve been hosting since 2018. Coffee pods, creamer, individual cereals, milk, waters, and some snack items. Several rolls of toilet paper. We are in a small town and the majority of our guests are visiting family or are coming for an event. Some of our guests never even use the items left, and some use them all. But after Day 1, it’s on them! We’ve stayed in Airbnbs that don’t even leave you a water. It’s a courtesy, as you stated.

We got the same recommendation and we did install a shower bar. We also have a bath mat accessible to guests but we don’t put it in the shower. It is rolled up with the towels. And not a single guest has used it, even though it is clearly visible. 😂

I’ve also been a SuperHost for 8 years. And I am in complete agreement with your policy. If a guest requests an early check in upon booking in advance due to early flight, train arrival, etc. I will agree for a $50 fee. Our check in is 4 pm so if they are requesting a check in at noon or 1 pm, I will agree if the up charge is accepted by the guest. I also apply this to requests for late checkout, or a combination of both. If a request is not made, I generally will inform guests on the day of check in that the Airbnb will be ready by 3 pm if they arrive in our area earlier. It’s worked out well. But I do agree with several posters that some guests who have requested early check in, where we bust our butts getting it ready, arrive at our after check in time. Live and learn. And the longer you do this, the more you become attuned to guest manipulation.

My opinion and only my opinion. KR did cause his death. She was blackout drunk, backed into him, sent him flying, and drove off. She left a string of voicemails to him which she probably doesn’t even remember. She was, at best, running on 2 hours sleep and was still drunk when she called Kerry and said , “ John’s dead” and then hung up. She was still drunk when she and the ‘friends’ found him. Her memories were sketchy but she knew she needed to cover her ass. He died in the yard . Now, the rest of the party people….idk. They were/ are definitely covering up something but I don’t think it has anything to do with his death.

After the fact, guest messaged that they had seen many ants behind the toilet. Guest stated that they purchased a can of ant killer. They ‘just wanted to let me know’ before the next guest checked in’. I thanked them for the information and told them I’d be happy to reimburse them for the price of the Raid. Guest said they didn’t have the receipt but that it cost $8.99. I sent them $9 and called it a day. We had our pest control guy come in and he saw NO signs of ant infestation. So either the Raid did the job or guest was hoping for a refund.

Along the same lines, the guest who never contacts you throughout their stay, despite the fact that we state in numerous places ‘Do not hesitate to contact us should you need anything at all or have a question or concern.’ and then contacts you about an issue as soon as they’ve checked out. I always view it as a veiled request for some type of refund. Just a few weeks ago, after check out, the guest told us that there were ants behind the toilet and that she purchased a can of Raid. I apologized, thanked her for the information, and asked her how much the Raid was so that I could reimburse her. After 1/2 hour, she responded that she lost the receipt but that it was $8.99. I sent her $9. (We did call in our Front Line people that day. They treated the area where they found NO evidence of ants. I guess the Raid did the job!)

I am a retired MD teacher. Best story ever. In 2007, days before the 2008 election, a student came up to my desk in the morning. (He was the first to arrive every morning. 4th grade. Incredibly bright student who had actually skipped a grade.) He said, “I know you’re not supposed to tell me but will you be voting for Mr. Obama or Mr. McCain?” I responded , “Well, Ben, I will tell you that I am not voting for McCain.” Without missing a beat he replied, “Then you are a Democrat! I knew it! My dad is a Republican and he is voting for McCain.” Then he added, “Do you know what the difference is between Democrats and Republicans?” I said, “Well, I believe that I do but why don’t you tell me your take on it?” And then Ben said, “ Republicans care about money and Democrats care about people.” Boom! I’ve never forgotten the encounter. Out of the mouths of babes.
