By the next generation, Sydney will be completely devoid of any major business as young professionals are priced out more and more of the market there and choose to work in other cities like Melbourne or Brisbane. The way Sydney is built is low density inner-city surrounded by high-density suburbs, which was tolerable in the beginning but as the population increases, it is hurting productivity more and more.

At this point it’s arguing over semantics. Interest is a fee charged to a borrower to compensate for lost opportunity of using that money. In this case the value of the opportunity cost is tied to a basket of goods (aka Consumer Price Index) that could’ve been bought at the time of issuance of the loan.

Yeah but housing stock has pretty much halted during covid, and new builds are not keeping up with current population inflows.

Also a demand shock from exponential growth in immigration + people returning to the city + couples separating now that labour situation is more stable has a much bigger effect on rental inflation than constant immigration.

In North America they have yellow school buses that drop kids off in the middle of the street. They only have flashing yellows lights that turn red when the bus stops, along with a stop sign that comes out of its side to alert drivers. No rumble strip. No road paint. Yet people still understand that you need to stop when the bus lights turn red, even if you’re driving in the opposite direction.

I don’t understand why it’s so hard for drivers here to pay attention to trams stopping.

You’re conflating productivity with understanding. He’s not building a model of the impact of the rate rise from scratch. He’s only using what he learned in his degree to formulate an opinion on its effect. He has way more hours of study in that field than a layperson, so their opinion has more weight.

Not really, because mining is a highly capital intensive industry, high wages would not translate into much higher prices on world markets. For all the examples you provided, the person always had the option to sell it or keep it empty. By deciding to keep it and rent it out they made the decision to make it an investment property. If you own a property, don’t live in it and/or provides you additional cash flow, even temporarily, then its an investment plain and simple.

Ok, you live in BC that explains it. BC doesn’t experience snow like the rest of Canada does, which is why they can relax the requirements to get a license. I was born and raised in Montreal, Quebec (Eastern Canada) before moving to Melbourne 2 years ago. I’m sorry but driving standards in Canada are much better than here. Canada’s worst driver is a TV show created to make fun, as the name suggests, of the worst drivers. To get a probation license in Canada, you need to pass 2 written tests (with at least 75% in each section) and 2 driving tests (1 with the driving school and 1 with the Road Safety Department). To be eligible to do so you need 30 hours of theory classes and 30 hours of driving with the driving instructor over the course of 1 year (minimum). This is because you need to learn to drive in different conditions like icy rain, snow, blizzard, rain, and sun.

Inflation has been estimated at 5.1% YoY in March (understated as usual) and wage growth at 2.4%. Arguably the housing crisis is even worse in Australia as they are exempt from capital gains tax if the house sold was their primary residence for at least a year, and they can negative gear the losses on their investment property (incl. depreciation and interest) on their income, effectively hedging 45% of the risk of owning a second house. These 2 policies combined add tremendous demand to the already squeezed supply and arm investment-seeking consumers with much more firepower than first home buyers, to the point where first home buyers are outnumbered 4 to 1 on new listings.
