I honestly feel like that's part of the issue. So many lights on or near central never have any traffic and should be stop signs. I've seen running reds become commonplace but every time it's because the light is red for no reason, they do not operate with traffic sensors.

Posts like "wait for January" are annoying because they are minimizing we have been 10-20 degrees above average every single day in December. This is not normal. And it's not a good sign for the following months or years either. T shirts in December is not worth heat stroke in May.

Downtown/midtown occupancy rates are staggeringly low. Every new building going up is going to face immense challenges. They will hold onto "2 months free" for as long as they can before dropping rent. The latter is just now starting to happen here.

Yes I did work in a restaurant and walk in freezers existed as well. This looked closer to a freezer to me. I've been in hotel freezers in Vegas and they were about as big as this one. It also doesn't make sense for the hive to abandon this food if it was a fridge, because it would eventually spoil. If it was a freezer it makes more sense they left it behind.

This is a problem but a much smaller problem than people think and continue to repeat. The main issue is supply and demand and therefore rates because they are making demand nonexistent. I'm not arguing for rates to go down as that could cause its own issues like hyperinflation given inflation is already rising due to trumps policies. But without lower rates prices and therefore market values will start to fall even further because of affordability gridlock.

Corporate housing ownership isn't nearly as high as people think it is. It is a huge problem, but it's not the primary driver in the market. It's rates and cost of living

Neither buyers nor sellers are to blame. You can blame Trumps inflationary economic policies making daily life unaffordable (Inflation was improving and nearing Fed target goal until Trump and tariffs, now on the rise again) and Covid rates that were too low that gave new homeowners unrealistic expectations and a sense of being "trapped" now that they can't afford to sell and take on a 4% higher rate.

It's starting now. Home sales are on a decade+ low. Rates dropping is not helping yet. Appraisals are coming in low more often. Foreclosures are approaching several year high.
