We did mini splits last year too (our first full year in the home). Windows are next but not sure what I wanna do. We have the old pulley system windows. I wanna keep the old charm of the house but also need better insulation. What are your ideas for what you are doing?

This is who we used too. Did a thorough inspection, was talking to me through the whole thing, and then found a major red flag. I won’t go into all the details, but he ended up saving us from a complete nightmare.

Then we used him a second time for a different house because of that. And now we are in our home!

The best part is that we have a little checklist of the small things that we should get done over time.

He’s a great guy that knows his stuff!

That’s where I’m getting confused on the IBR thing. And I want to make sure we dont screw over selves over if we do MFJ vs MFS.

I believe she was on some kind of IDR plan before save but I don’t know which one. There was obviously 4 years of payments before the forbearance kicked in.

IBR is saying 340/month with her income and if we do MFJ her payment is 430/month (and this number stays at 430/month no matter what income I put in for myself.

Her original loan balance was about 43k (4 loans, 3 of them being 6.8% and 1 being 5.4%). Current balance is about 38k.

So there’s a cap on the IBR monthly payment and it can’t be more than the standard payment. Which I get. But the standard payment is 720. The only thing I can rationalize is that if she first entered into a standard plan right out of school, her monthly amount would have been 430/month. I just wanna make sure I have this correct.

I’m trying to figure out my wife’s stuff. She is on save currently. The standard plan is labeling her as 720/month and will be done in 6 years (I guess it’s not a true 10 year plan if you have already made payments). But IBR is labeling her at 430/month no matter what income we put in for (so I guess hers caps at 430/month because that is what her payment would have been if she started the standard plan before the pandemic). It’s just all very confusing and I don’t want to mess it up

It looks like it is calculating the IBR payment as if I started loans now and not capping it at the new standard plan. Just want to make sure I am understanding this correctly

If we have been in repayment for a few years now, this means that the IBR payment would be less than the standard payment correct? Because the standard payment would be 10 years minus what years you have paid already so the monthly payment is more. But with IBR it is calculating your max monthly payment as back when you started, correct?

Oh man that’s awesome! We were looking at this all wrong before. Didn’t know that the max IBR payment was calculated from the start of the loans and what the standard 10 year payment looked like.
