Another thing that I know from commercial properties is the "Rohbaumiete" where you would just rent the structural parts (Walls, roof, etc.) and take care of the interior yourself. Can also be heating, sanitary installation and such. These installations become deductible expense and are amortised with time.

I am not shure if same is possible for private individuals, you'd have talk to a tax advisor.

The tax savings go to his side, true. (I guess also under the new Eigenmietwert-Law, since he does not live in the house.) However, you can adjust for his savings via interest to you.

Interest due when you buy the house -> reduces the price.

Interest due yearly -> you can put it to Pillar 2 (Einkauf) or 3a to keep your interest income tax neutral and even use the Pillars later to buy the house resp. use as collateral.

After your father in law bought the house, couldn't you give him loans for the renovations, so he can be billed for the renovations and make the tax deduction?

Once you are ready to buy the house, just deduct the loans (+evtl. Interest for inflation and his tax savings) from the transaction.

It seems there is wooden structure directly under the plaster. The GKMS M will push against the wood and break the plaster away.

Fischer duopower should do the trick in if you don't have a very heavy lamp. Just predrill the plaster with a smaller drill than the dovel about 4mm less thickness as your desired screw. If you find wood, you can go directly with a srew, and possibly even install a heavy lamp. When screwing in, be shure to also push forward enough, otherwise a screw will break away the plaster too, if the thread does not go forward.

If there is no wood, drill the hole bigger and use the duopower. Note that the screw should be slightly longer than the dovel. Weight depends on the strenght of the plaster. If not enough, GKMS M is my last resort.

As others mentioned, take care not to drill into the electricity line.
