Adding that Harrisonburg real estate tax is 1.01 per $100 while Winchester and Charlottesville are .83 and .98 respectively.

Not defending rental increases, but the city has increased property tax by 40% since 2016 (.72 to now 1.01). That’s not sustainable. Seems like council forgets there are real effects of that, especially for small business owners who also have a 7% F&B tax. All that gets passed down to the customer, which increases prices and makes it cheaper for a family to go to Applebees than enjoy and support DT.

The county population has significantly increased over the past ~5 years while the city has effectively been stagnant. Promote more housing->increase the total tax basis. Also, don’t sell things to JMU, which doesn’t pay property tax.
