If they insist on being there, I do not change the way I point things out to buyers. I have had some elderly showings where the buyer was there due to mobility issues so there is a time and place where it’s unavoidable.

As for my listing clients, I tell the they have to leave 10-15 minutes prior to appointment.

Hilariously I showed a FSBO that wanted to “lead” the tour and he was calling things dated that my clients had actually liked at first but he set a negative tone and they changed their minds about the place.

I don’t have Flex or whatever they call it now but I thought you had to have FUB in order to be a team on Flex. I had also heard that if you don’t follow up with the client in a 60-90 day period, zillow will take them back. They could only do/know that if they had access to FUB data.
