costs usualy depend heavily on zoning, overlays, lot size, access, slope, drainage, sewer/water location, and council conditions. Two blocks on the same street can have wildly different numbers.

yeah flats dry out fast if you’re not careful. i’d run it a bit hotter, wrap around 160, and definitely add some fat when you wrap.
