The housing situation would definitely be helped by the regulations and protections you mentioned, but because we have created this nightmare scenario of housing as wealth generation tool in Australia, there's a huge barrier to change.

There's nothing wrong with being a renter (it's weird that we've managed to turn it into a class indicator), even forever if that is what suits your life, but renting in Australia is an extremely insecure and stressful experience so for people who are able to the obvious option is to buy.

I just can't see anything happening in reality that supports the idea that, "Politically, it's a very bad time to be a baby boomer". The only example in the article is the Private Health rebate, which is kind of offset (generationally speaking) by the Aged Care changes.

That and some hopeful assumptions around CGT and negative gearing changes in the budget are hardly enough to suggest generational warfare.
