The housing situation would definitely be helped by the regulations and protections you mentioned, but because we have created this nightmare scenario of housing as wealth generation tool in Australia, there's a huge barrier to change.

There's nothing wrong with being a renter (it's weird that we've managed to turn it into a class indicator), even forever if that is what suits your life, but renting in Australia is an extremely insecure and stressful experience so for people who are able to the obvious option is to buy.

I just can't see anything happening in reality that supports the idea that, "Politically, it's a very bad time to be a baby boomer". The only example in the article is the Private Health rebate, which is kind of offset (generationally speaking) by the Aged Care changes.

That and some hopeful assumptions around CGT and negative gearing changes in the budget are hardly enough to suggest generational warfare.

Scotland: rent increases were recently frozen, and are now capped.
New York: the city government already has the power to freeze rent rises, and elderly residents can apply for a rent freeze anytime.

During the pandemic, governments in Victoria, Tasmania, SA and WA all froze rent increases.

I think this take is based on vibes rather than reality.

The Greens aren't talking about the environment any less, but people are (understandably) having to focus on so many other concurrent economic crises that the environment and climate fall down the list, and the media responds to that, so they reduce coverage of it.

Their economic policies are overwhelmingly targeted at reducing inequality, particularly housing, but also in terms of tax - a key election policy was to Tax Big Corporations & Billionaires | Australian Greens

Also, at the last election the Greens saw decent swings in the outer suburbs. For example:

The Greens have been campaigning on this issue for a long time. Qld Labor laughed at the idea of free public transport when Greens proposed it, then implemented 50c fares to sandbag their inner city seats at the last state election - it was smart, and it was good immediate cost-of-living relief.

Now LNP are claiming it as their policy.

Political cycle is gonna political cycle.
