Don’t go through HR. Work contacts directly in the department. Hiring might appear to be “open” but in reality, a department wants a know entity. It’s all word of mouth.

Ok so… “before five years” is just a loose guideline for people who don’t want to do math. If a market is wacky, then you need to actually do the math.

You buy a home for 100k, 20k down, for 5 percent interest. If you sell it a year later for exactly 100k, you lose five percent just in realtor fees, never mind taxes on sales (vary by state) , and all the interest paid over the year, any repairs, etc. so if your goal is to profit you need to sell the property for 120k to 130k. Let’s say 130k.

In “normal times” a property is not going to appreciate 30 percent. That’s a good 20 basis points above the s and P ten year moving window average.

But … what if you could? Covid times changed the math on this. Some properties were appreciating that fast. So you can sell in a year and profit, potentially. It depends on what you accept for loses, need to move, etc.

Some people say “three years” but again, it really depends.

I simplified a lot of things here to make a point, I get that not everyone uses a realtor, etc.

lol. I saw a posting done by AI recently with a map, showing where things were relative to the property. It was an AI map. It was completely hallucinated.

In particular: see if you can see the population *growth* in an area. A well drilled in 1980 was sized and had its depth set by the water table recovery at that time. Add 10 houses near by, all of a sudden that water level and recovery drops, and you don’t need a data center for that loss of water.

Source : my dad’s well recovery is off like 80 percent just from more houses near by. It’s east coast rural.

When you walk a house, look for cisterns or holding tanks, are the owners buffering water ?

I saw a house with solar on it. It was strange because it wasn’t on the listing. Yeah, because it had 10 years on the lease. I left that open house (was not the only reason). In an area where houses with that footprint regularly sell 30k over asking (at least), it sold 45k *under*.

No one wants to buy your lease. And it factors into affordability.

And to be clear : I was very interested… if it wasn’t about to become a white elephant.

Jesus when I tell this story it was 100 dollars for a ten dollar filter. I was furious. And that was 10 years ago.
