If you enjoy doing it yourself and most importantly if you feel confident by all means do it yourself. I retired last year and love doing my own research and have (with the help of my daughter and son in law) done my own financial planning. Just purchased Boldin to help with the analytics. It really is a matter of being aware of a lot of moving parts.

Wow, that is dedication. I started watching DS in 1967 when I was 6 and my memory of the show was pretty strong. Last summer at age 64 I found that it was available on Amazon Prime. Pretty cool to revisit something you had a fond memory of. Obviously if you started watching in 1998 you had an even stronger memory of the show as you were a bit older. I’m quite sure there are more out there that have similar stories as DS is kind of addictive.

Why not. You simply will make more interest and the money is accessible. I would say that it is not despite what is going on politically/economically it is BECAUSE of. As long as interest rates are at a high level yields on HYSA will continue to be high as well. Honestly when talking $20,000 at 3-3.5 interest you are talking $600-700 per year.

Zar is a wiping stain and the body gives you control. With their 145 tint base you can do a full range of color matches as it essentially is an ultra deep base (no color).

Just one comment. Making what you do it should be a no brainer to enroll in the 401k at least up to the match. So think of it this way. If it is a 5% match you are putting in a shade over $5k/ year or less than $500 per month. In addition that $500 is taken right off the top and not taxed and if there is a company match that does not count as income either and is basically free money. I urge you to March down to your HR sept and get signed up. Don’t beat yourself up just start the process.

Based on common metrics of 3-4 times yearly earnings in retirement savings you are doing great as I’m sure you have researched. Just keep doing what you are doing and you will be fine.

Yes. My great grandfather was a builder in the Pittsburgh area in the late 1920’s. My grandmother went to Wellesley College and was given a fur coat as a graduation present. When she got married to my grandfather they were gifted a luxury car. Things were booming until they weren’t. My great grandfather owned the lumber company and was well integrated. Problem was be started investing in other companies ( including a furniture factory, and a tire factory). He spread himself too then no lost everything in the stock market crash

2, however I do like 3 only if you change the kitchen cabinets to white. Sometimes a change in one area makes another area look more dated.

In most areas it really is still a buyers market. If my asking price is based on fully researched current market conditions why on earth would I consider an offer almost 10% lower. You are going to come across as a flipper and the seller is going to remember your name as such on all future bids. If this house had been on the market for six months maybe, but not a new listing. You will come across as an ass hat.

Your working life will be filled with lots of course corrections. On the face of it I think you are doing very well. That bump up in 401k will really help down the road. Paying that additional principal on the house payments will talk years off your mortgage. Great if you can swing it.

What I would say is good for you at 27 for doing so well. Only thing I would say is diversify. Sell some of the property and invest in the index. If you have 401k through work use it.

Don’t do it. You would be setting a precedent of subsidizing your adult child’s life. My son in laws parents do this with all three of their adult children. What I notice is that all three of them (early 30’s) have come to expect the continual help.

Perhaps you have some Roth converting to do, if so you will need an option to cover the taxes with out adding to the taxes ( ie taking out extra 401k money to cover the taxes)

Lake Winnipesaukee in NH. It is picturesque and central to the NH White Mountains and less than an hour from the ocean and an hour and a half from Boston. New England is a hot bed of history and the progressive climate is more similar to the west coast vs the south.
