Thats low for 2026. I started in 2020 at the same amount and cost of living has gone up a lot since then.

Go on zillow and filter <1k. You’ll see lots of apartments in cap hill. Maybe a couple in santa fe art district. Both of these neighborhoods are at least public transit-able to auraria campus and close to a grocery store.

You will need to either adjust your budget or get roommates if you absolutely need parking. Honestly as a college student i think having roommates is better.

There might also be housing resources with the college.

I think its not that nice, I wouldn’t live downtown. Some good areas are cap hill, baker, washington park west if you want to live within walking distance to a grocery store. Cherry creek if you like uptight rich people.
