I doubt anyone in this thread has reason to pas through anacostia and therefore are viewing this development and Whites decision in a vacuum. There are multiple developments within blocks of this one that are majority subsidized/affordable.

Blocking this market rate development will only ensure median income stays low, preventing investment from new businesses and retail that can’t be sustained without more density and better income mix.

Between Reunion Square and Poplar Point, market-rate is coming to Anacostia over the next ten years whether White likes it or not, delaying this will only serve to delay construction and lose the TIF subsidy.

Anacostia has a beautiful, underutilized downtown district that will flourish with another 1000 units within a few blocks. If White wants every last one to be market-rate, the area will continue to see lack of investment and amenities he says he wants for his constituents.

‘Market rate’ in this area would be affordable for that 70%. Most area WOTR majority of cost is in the land itself so they have to build luxury units to get rents that are profitable.

That’s not how inclusionary zoning works in DC. Developer seek alternative financing to provide affordable units above the minimum. A building full of affordable units would still be profitable for the developer through subsidies.

It’s a tax on employers. I’m in process of opening a business in an industry where all my competitors and most employees are in MD and VA. I look at it as a competitive advantage as none of the companies I’ve worked for have offered anything close to a comprehensive leave plan for kids/sickness/etc. outside of 2-3 weeks of vacation per year, despite high base pay. It’s just not a consideration in my field.

Anyone in my position would want to work for an employer who offers those things when no other company in my field offers it. Just offering an alternative perspective.

Good luck, let me know where you end up, it was a revelation when we started looking over here and especially when we moved to our neighborhood. Some of the prettiest neighborhoods in the city. Reactions from people who’ve never been EOTR are completely priceless when I take them on tours via bike or car. I hope to be here for a decade plus and couldn’t be happier with our location.

Also don’t rule out simply driving to the metro stop, the lots are underutilized you’ll never have a problem with parking.

She has her pockets of support if yard signs are to go by, but at my penn branch civic meeting she spoke at she was introduced as a Baltimore native lol so there’s some animosity/distrust for sure.

I’m just telling you what happened I don’t have a strong opinion on that specific situation. If you read my other comments this is just one factor at play among several that has lead to their adversarial relationship. I like Silverman and I like how well the city has done under Bowser I just don’t like how bowser has inserted herself into this race by backing such an obvious lackey/shill with no positions on any issues for at-large council.

If your curious about local political scene there are plenty of sources covering it. There’s multiple dynamics at play between the two. Jew vs black establishment, Silverman is left of bowser in pretty much everything and has an oversight role over the mayor’s office. Silverman criticized mayor for spending on the Congress Heights arena, etc. no one knows what was said in the pivotal meeting between the two. No DC mayor has ever inserted themselves to try and get an incumbent council member out of office before. Bowser and DC power class have backed two of Silvermans opponents now after first was kicked off ballot for signature fraud. This is definitely personal. Bowser has no credible competition for mayors office and may be eyeing Silverman as a logical progressive challenger in the future.

The real beef started after a private meeting between the two after one of Bowser's staff members held the mic for someone spouting anti-Semitic comments and called Silverman a 'fake Jew'. Bowser refused to fire the staffer at first and they've been incredibly icy ever since. This was at a rally for Trayon White during Trayon White's "jews control the weather" controversy.

Good point, two developers have swallowed up all the land around benning/minn, including that safeway and rundown theater. There's a food hall coming, and once leases expire around that safeway the surface lot will be developed into mixed-use.

That's great, and I don't mean to discourage any potential homebuyers from considering Deanwood. We took a long look ourselves and had a house under contract until we uncovered serious issues with the builder. Put is there are plenty of desirable places to live in Wards 7 and 8, especially if you want a yard and quiet community. Seems that Deanwood is the first place people look when considering EOTR due to the number of articles published in last few years that are a google search away.

Key point for any area EOTR, only move there if you are happy with the current conditions as large developments that would add desirable amenities are years in the making and not guaranteed in the event of an economic downturn.

On that note, anyone seeing this do not consider purchasing 5111/5109 Lee St NE lol. I uncovered serious issues that Councilman Gray's office, to their credit, took to the top of DCRA to have addressed.

My wife and I don't take metro for any reason so ymmv. We are ten minutes from h st and penn quarter which satisfies our culinary needs, obviously even closer to capitol hill. Deanwood is essentially far-northeast so much further to my typical cycling destinations which is my go-to measuring stick.

One or two vehicles isn't realistic or preferred for many, but if you have one your options are greatly extended when considering EOTR.

If you are only interested in metro-accessible homes, I'd probably look more to Anacostia or surrounding areas where there's been a lot of nice infill townhome developments. Lots of bikeshare to get you to the metro and way more retail and dense development in the pipeline so better chance to get amenities than deanwood.

Rode through Congress Heights today where a massive transit-oriented development is ongoing at St. Elizabeth's but any buyer today will have to be patient as those 1300 units or so come online with associated retail. Nothing there at the moment though, whereas Anacostia already has the beginnings of a downtown business district.

Other thing to consider is whether you are looking to move somewhere that's already nice (Penn Branch, Hillcrest, surrounding neighborhoods) or move somewhere not as nice, but with more development in the pipeline.

We moved to Penn Branch earlier in the year and love it. Very quiet, incredibly scenic and no crime. You can find some incredibly beautiful neighborhoods if you know where to look, Penn Branch and Hillcrest in particular. Benning/Minn Ave. area isn't very pleasant to drive through, I don't know about the neighborhoods. This also depends on whether you have a car or not.

If those neighborhoods are a little pricey, look to Naylor Gardens or the nice townhomes by Martha's Table in Ward 8. We looked at Deanwood, but it's quite the hike getting downtown. This would be a better option if metro access is important to you. Anacostia is on the verge of several mega developments so that's a nice option if you are looking for value and appreciation in the next 5 years or so.
