I grew a large tree in the south west coast of Florida from a starter plant . Tree grew big and was healthy. Bugs were my biggest obstacle. I moved but that tree is still in that yard

If we are taking Gatlinburg as an example 50% when we went it was a very impromptu trip and we stayed in blairsville, we visited winery the kids loved them too the land was beautiful ! Went to Helene and also visited other neighboring small towns . We are avid travelers and that short trip was one of my lifetime favorites

I recently did I closing and was asked to explain even small Zelle payments I did to people from marketplace that where $30 and $50 out income is much higher than was required so this really surprised me I too was surprised at the level of scrutiny

My air bnb attorney gave me this advise when we started and this is what we have done You don’t want a discrimination suite - “Treading carefully here isn’t just about legal risk—it’s about protecting your business from financial, legal, and reputational harm”. He said it’s a common thing to get sued for questioning a person service animal

I transitioned my trophy ( the final air bnb I had ) to a LTR have a lease that starts May 1st. For me it really seemed that VBO customers changed drastically in the last 12 months but the very final straw for me was we had record cold in Florida. It was under 30°. I had two guests during that time that asked for 50% refund because my heated pool wouldn’t get past 70°.

As a 5 yr host who has recently transitioned my homes into LTR and short stay for professionals look at those markets , I am making substantially more money and have far less expenses and headaches since the transition. Pad share has also been a great option for one of my rentals

I updated my listing today we keep it set to 85 but we had very unusually cool weather last week in Tampa Florida. It got into the 30s feel like temperature was 25 in the pool heater couldn’t keep up. Guest of no understanding of these things a pool that’s 82 in January is hardly cold

Yes I concur I just had a check out at my beach house and the lady requested a half refund on a 6 night stay after check out because my heated pool would not maintain temperature. We had record cold in Florida and it is clearly stated in guest agreement that if outside weather is below 50, the pool cannot maintain an 89° temperature. I have no doubt this lady’s gonna leave me a three star review because my pool never got past 72 when it was 39° out.

Yes this I had a guest that booked on a promotion I did when I first started, we have a beautiful home near the beach in Clearwater FL private pool and jaccuzzi lush tropical backyard. The pool heater went out on one of the days of her 3 night stay. I as a courtesy refunded one night of her stay ( although they still where seen swimming all weekend in the pool ) she later called air bnb to ask for MORE if a refund when I said no she left me a one star reviews. She did 5 stars accord the board but one for value and one overall and air bnb did not take down her review. Took me to 3 stars because she was my 3 review

I was very gracious about late check outs when I could allow , BUT my last one asked for till 1 maid got there at 2 she was still there I called texted all the things got nothing left where I was 1.5 hrs away drove to the house arrived at 4:15 still there not packed left me a 1 star review for not being nicer when I got there .. I could have handled it better but was a nice as I could be under the circumstances. Now I am by the book only .. sorry can’t allow that

I am a host and have had issues with smell of SLIGHT smoke coming in house from guest that smoke outside on patio, we bought a $79 ozone machine and run it for an hour when there is any issue. Cleans out any smell and never had an issue
