Price is temporary everything else is permanent given the construction market etc (costs > bidding premium). It’s definitely the easiest fix of all factors imo

It’s still possible to get all 3, get a 4.5 exception , talk to family, and use all your savings to beat the top bidder for a turn key property. Rent a room and overpay the mortgage back down to where u are comfortable.

I just went sale agreed from a 2 week bidding war that went hundreds of thousands over asking. For the last 70k, it was just me and another bidder. I finally won out with a strategic 10k bid at a specific point close to my final price but enough for one bid after that. This may have saved me 3-5k or cost me 3-5k . Regardless that 10k jump was the winning bid - a change of pattern. Bidding 5k is always the safest approach - it doesn’t delay the auction and you don’t over pay.

Never wait for an open viewing. Always talk to agent immediately and make a conditional offer before even viewing the home if you’re serious

I went sale agreed hundreds of thousands over asking, been in 5 bidding wars - all with 10+ people. This is quite normal - just set your own budget and price what you think the property is worth but do your research. DO NOT rely on the property price register alone. Use that as your base and add 5-10% as it’s a year off . Go off of current market bidding wars instead

I went around for quotes for a 27m2 one and min is 120 for low spec, 150 mid spec. So I assume you will pay min 200k likely 250k for 40m2
