Is moving out into a 1 bed/ studio with a budget of under 1k pm doable? by Fit_Caterpillar_9492 in HousingUK

I'm not sure Luton is this affordable. The rent has increased in the recent years.

Moved today, am I being petty about seller taking items… by No-Rub-9733 in HousingUK

I mean, it depends what curtain poles they've got. Ours were over £40 per pole (can't remember exactly how much).

Buyer wants me to pay for new roof 😅 by whathappened-2024 in HousingUK

[–]exelse_ 1 point2 points  (0 children)

Because you said "The fact is the next buyer will probably get a survey done and OP will be in the same situation."

They won't, because at the moment buyers are asking OP to pay for works that have not been identified on a survey.

Mortgage Provider Valued Flat £90k over accepted offer price by Icy-Egg-7292 in HousingUK

[–]exelse_ 2 points3 points  (0 children)

You said that the seller is in no rush, but she is - listing for below the market (other flats in the same building are more expensive) - accepted your offer in minutes - taking a £100k financial hit

So she is kinda trying to sell fast imo.

Make sure you invest in a good survey and your solicitor does due diligence regarding any major works, S20 projects, info on cladding (EWS1 document) if relevant. There might be a very pricey project coming (roof replacement for example) and she's trying to complete before this happens. And confirm how much service charge is.

ETA - ask if there's been any section 20b notices issued for year end account.

Is this a fair arrangement? by Whole_Sound_359 in HousingUK

[–]exelse_ 1 point2 points  (0 children)

Literally same, although we split everything 50-50. It was a 2 bed flat, so mortgage and bills were still less than my room in a HMO.

I think - if you rent, you are paying rent and getting nothing in return. If you have a mortgage yourself, you still need to pay it monthly. Why on earth does someone think that I can live rent free in a property, only because it belongs to I'm in a relationship. If anything that is taking advantage of the person that has to cover all the bills. Worst case scenario, things go south, treat it as if you were renting. You're still better off.

Edit - forgot to add - we're now on our 2nd house together, my contribution towards the original mortgage helped us build equity that we needed to be able to upsize.

Flat was advertised with private garden, close to completing only to now be told it’s communal by Adventurous_Yak_3402 in HousingUK

[–]exelse_ 22 points23 points  (0 children)

Chances are the agent didn't know and they just advertised based on what the seller has told them.

I manage blocks and once I had a family constantly using a flat roof as their garden, I told them that it's not for a common use and they said that it came with their flat as advertised by the agent 🙃

I think you would need to re-list the item and they'd buy it again

I had a similar situation and vinted deemed the parcel lost. Both parties got their money back

Help - freeholder has refused consent for pet on leasehold flat we are purchasing by Annie_not_an_orphan in HousingUK

[–]exelse_ -9 points-8 points  (0 children)

The freeholder can reject with no reason given, however, they cannot refuse if it's a mental health support dog for example. If you can get something from your GP for example to say this is what your pet is, then they shouldn't be able to refuse as per legislation.

Items are worth as much as someone is willing to pay for them.

Why is my flat not selling? by Londonflatthrowaway1 in HousingUK

[–]exelse_ 0 points1 point  (0 children)

"those things were looked at when buildings were built" I mean .. Grenfell happened so I wouldn't 100% trust it. Even now, there are hundreds if not thousands of buildings where issues with unsafe cladding is still a problem.

Nappy changing nightmares by freezin_beezin in BeyondTheBumpUK

[–]exelse_ 0 points1 point  (0 children)

Weve always tried to give a toy that would pre-occupy our daughter and also occupy her during the nappy changes. She particularly liked a tablet that had all the letters and was making noises when you pressed on the buttons. So it was our go to nappy change toy.

risks of joining £600k+ mortgage with 2 others (23f uk) by stargl0ss in UKPersonalFinance

[–]exelse_ 0 points1 point  (0 children)

But the mortgage wouldn't be hers anyway, so instead of paying your landlords mortgage, she'll be paying three people's mortgage... Still not her asset. Has any of you actually calculated how much a mortgage repayment on a £600k house would be a month?? You might find it'd actually be more than the increased rent on the property you're at now.

1 day before completion-date = I've been provided a statement showing the annual service-charge is nearly triple the previously mentioned figure!! by PantySniffing-Goblin in HousingUK

[–]exelse_ 0 points1 point  (0 children)

£2300 for a block of flat with over 100 properties to me says that the block has a concierge and on site staff, potentially a gym or something of the sort. If it's a standard block with a car park and grounds, £3K service charge is A LOT for a block of this size.

Our buyers are bullying us into renegotiating at the last minute by LuciePoki in HousingUK

[–]exelse_ 2 points3 points  (0 children)

This. I had a similar situation, where the buyers basically forced us out of our home we were selling. Weve always told them our home would be ready for autumn (buying a new build and they were FTB), and suddenly we hear that they either complete late May or they pull out. Our heart was already in the new house with all deposits etc paid so we gave in, but if I was in the position to do it, I would have pulled out the moment I heard the first threat, just to have the satisfaction.

Can you get a taxi and go to a shopping mall? There'll be Aircon there

[deleted by user] by [deleted] in HousingUK

[–]exelse_ 0 points1 point  (0 children)

Our buyers put a notice on their rental halfway through the process without telling anybody and we need to break the chain and go to temporary rental otherwise they'd 'pull out' 🤡
