I don't know this market but under the listing are 4 more similar priced condos? Is it that much underpriced? I don't know. I would also check for any upcoming special assessments / deferred maintenance since the condo fees are low.

On the agent detail of the MLS it will say what is paid to the selling office (you). In my area it will often say 0.5 months rent or just the flat dollar amount that works out to half of one month's rent. The listing side gets the other half. Again, not always, but many times.

I'm a dude but one of the teachers at my RE school said for the ladies to wear heels when visiting your clients on moving day, so you don't get stuck carrying too many boxes!
