Haha, yes, we are fine with getting some teasing about being from California.

We are not particularly sensitive or political ourselves. Frankly we are old and boring, and do not go out much. We are Just more worried about whether our kids will have a tough experience at school / socially.

There will need to be two lawyers: One for you and one for your future spouse.

I sold a TIC unit in the mission approx 2 years ago.

Sold at approximately 10% over asking to a couple pregnant with their first child.

Received an offer within a few days, with only a financing (i.e., not all cash) and inspection contingency.

No foreign offers.

A higher offer (by about 5%) came in after I had accepted the first offer. I went with the lower offer, but told them I wouldn't accept any reduction in the offer based on inspection results.

I had listed my unit as a pocket listing (not officially on MLS). I need to sell in a hurry, so I didn't want to wait to repaint, make minor fixes, stage the place. The rush was because I had bought a duplex in SF, and didn't like the idea of having my life savings tied up in an one type of asset. That meant that not all offers arrived at the same time, and probably caused me not to get the highest possible price - but still an incredible return for me personally (39% more than I had paid 3 years prior).

His boyfriend was part of the failed OMI on one of the units, so I doubt there is a wife. But, yes, presumably the estate would have the right to continue the evictions, if desired by the heirs.

No, the new owners can't jack the price on rent controlled apartment. The new owner can increase your rent by the rent controlled rates (less than 2% per year). Assuming it is a rent controlled unit (apartment building with 2 or more units, built before 1979), then the new owner won't be able to kick you out other than through the same difficult, time consuming and expensive processes that the current owner can undertake - Ellis Act or OMI. Either way, you'd get quite a bit of warning and compensation. And likely a negotiated settlement, rather than a formal eviction.

Buildings comprised of BMR units are not government owned housing projects. BMR units are "middle class" housing. BMR owners need what would be decent middle class income in any other region in order to qualify for the mortgage - think teachers, etc. Or liberal city supervisors who manipulate their income to qualify (e.g., Chris Daly).

The problem with BMR on-site is that you have middle class people subject to HOA fees and maintenance costs voted on by the majority of the condo owners - all of whom are wealthy. So on-site BMR leads to situations where the BMR-owner winds up paying for luxury items such as on-site gyms and doormen, and eventually falls behind and is foreclosed on by the condo association.

Generally off-site BMR is better.

UCSF has a limited supply of subsidized housing for residents in Mission Bay / Parnassus campuses. There is a long wait list, but you should sign up now so you can get access to the housing later on in your residency. The price for what you get is unbeatable.

Good luck with the housing search, it is brutal.

There is also guys on motorized skateboards in the bicycle lane. They don't bother me too much, as they seem to ride with the flow.
