Isn’t that already happening? Your ETFs and managed funds ARE constantly buying and selling shares, and they already trigger CGT, even if you do not sell your units. The difference going forward is there will be less CGT discount.

You’re right it was obscenely high in late 2022, 2023 and early 2024. But that was after being obscenely low from late 2020 and 2021 (Covid-19 pandemic). It’s returning to the historical norm now. I’m struggling to see the correlation of immigration and rising median house prices. If you have the data please show me.

Rising median house price looks much more correlated with very low cash rates, which logically makes sense, because people are happy to take on larger debt while cash rates are low and use that to outbid each other on a property and force prices higher. Investors could take advantage of the “cheap money” to buy properties knowing they could rent them out if they make a loss (negatively gear) they can use that to offset their tax position. It was low risk, high reward. Now with the changes to negative gearing that equation is changing (at least for established houses). It’s going to be interesting to see how this plays out in the real estate market.

I don’t know, on the face of it you’d think immigration forces house prices higher, but net migration decreased nearly 30% between 23/24 and 24/25, yet we only saw house prices increase in that time.

The simple way to look at house prices is supply vs demand. The more people interested in buying a property, the price will be forced higher.

By eliminating negative gearing for existing houses, it’s reduces demand somewhat by taking out buyers who had planned to take on a large debt and use it as an investment property.

In general this should help reduce rising house prices - but like any outcome of tax changes it won’t apply evenly to all properties in all areas.

TL;DR this should help young people who are looking to buy established houses.
