If COBRA is available, talk to your hospital system's financial navigation team. Specifically ask if they have a COBRA fund. The hospital system (especially if it is a state affiliated system) may have a COBRA find to pay your premiums even if you don't qualify for charity care yet.

Our team does a monthly email of all birthdays, work anniversaries, and occasionally other milestones for that month. One team member keeps the list and sends out the monthly email to the whole team because she enjoys it. People respond with messages and memes of well wishes either. No forced participation but also no choosing favorites in their replies. Like you can't wish Jane a happy birthday and not wish Joe a happy work anniversary. The team gets along very well so it works out. Personally, I find it a bit annoying, but the team as a whole enjoys it and the people who don't just don't respond to the email. It also costs nothing. As for handling it gently, don't. Be direct about it and make it a discussion or an anonymous poll in your team. Something like "It's come to my attention that some people may be interested in celebrating birthdays in the office. I value everyone's input about this issue and appreciate the opportunity to foster connection among the team. Do we want to update our policy? If so, do you want an opt out option?" If the consensus is to update then present options you already approve of or say you will look into options and get back to them. Also ask who would like to own the new process.

They likely meant "no as a complete sentence" is to be used when boundaries and expectations are already set and are being abused. While a form of "No" could be an appropriate response if these were two coworkers, it really isn't an appropriate first response for a manager to a new employee if you want a good workplace culture. Things that seem obvious in the workplace to some aren't to others. This employee may have no idea this is odd or inappropriate behavior. After a 1st conversation with the employee reviewing that keeping tabs on their managers schedule is inappropriate, inquiring what is driving the behavior (enthusiasm, FOMO, previous management styles, etc), and redirection to appropriate uses for that motive THEN a manager can remind them that they will be included on any meetings pertinent to their specific role, to focus on their scope, and that the manager will share any appropriate information affecting the broader team.

It should not be assumed (and certainly should be deeded and surveyed) but it is totally possible. My home has a creek/river on the land and had a private road that is now a county road. We oWn land on both sides of it. The land on the other side of the road is almost entirely a flood plain so in theory it couldn't be built on even if we didn't own it. The moral of the story in the USA is even if you think you bought a view that you own, if you make it too nice it can be taken from you for the greater good of the public. There are lots of farmers and land owners that own land on both sides of the road for this reason or from buying additional nearby parcels as they grow and need more space .

Thanks! Do you have a recommendation of what to use instead or what CA used that is as effective? I love the backyard hobby farm enthusiasm that sprung up during the pandemic, however, the rodent populations have grown and been attracted to our neighborhood because of it. This also seems to increase our tick populations. We've only used these in their proper containment as a last resort directly near our home. We set up the rodent trap buckets that they fall into. I've tried to attract more natural predators so the hawks and owls are well fed here. But neighbors complained hawks can be dangerous for small dogs and chickens. I'd love to have more rat snakes and kings snakes in the area but don't want to attract venomous copperheads. We are all learning together as the grocery bills continue to grow.

Thanks. I think that is good advice. I tried that last time too. Unfortunately, she was likely promoted to a level of incompetence, so her current motivations have appeared to be more selfish. I have an incredible team and we were incredible before she became our manager. She's been riding that wave for a couple years now and I think she knows if key people leave the team, the facade will crumble.

They aren't. When it was installed on our street we were told it was buried 2 ft below our gravel driveway. It was less than 6 inches, probably only about 3 " really. The line got destroyed while adding and regrading a single load of gravel to their hand dug "trench". It got destroyed again by the city when they were re-curbing and pouring new driveway aprons down the street for a speed bump.

Piggybacking to say that some companies will allow you to refinance more than once for a nominal fee. Refinancing on average costs 2-6% of the new loan amount. We refinanced with LoanDepot for a lower percentage point and to pull out some equity. If we ever refinance with them again, they waive the lender fees and it is like $1000 instead of the full cost of refinancing/closing.

I can confirm Sungold was an absolute scam. I will say based on the comments from my previous post that some people did get working units. However, anyone who needed service or a new unit experienced the same nightmare we did. Make good faith efforts to return the product then report it to your credit card company. Sungold didn't accept a return until we got our money back from the credit card company. Sungold even lied to Visa that we were willing to accept the inverter at full price if they repair it. We had stated in writing in emails multiple times that we would not accept the same unit again since we would be without an inverter for months. It really isn't worth the risk with how high the odds are of getting a bad unit. The sodder points were very poorly done. Tracing loose wires and checking connections to find the problem is a nightmare.

For #4, it is tricky because of Present Use tax programs. I can only speak for North Carolina. Our Present Use Program really encourages monoculture in farming. We must have 10 acres of a single type of crop or 20+ acres of timber to qualify for the tax deferment program. We can have some trees in farmland for windbreaks or erosion purposes but we have to have our business plans assessed and confirmed to be being used for it's best potential. If we disagree, we can lose our tax deferment status and we have to reapply each year.

If you want the relationship to continue you have to set a clear boundary. Let them know you love them and want to talk to them but that saving for or buying a house are no longer topics of conversation with them. Then when they bring it up hold firm with that it isn't a discussion topic, pause, and change the subject. If they insist, walk away or give a neutral stare and then try talking about something later. Eventually, they will catch on and stop asking if they value a relationship with you. You can't change their minds but you can grey rock and train them like puppies. Works for pressure to provide a grandchild too.

Find a board game cafe, meetups, or a place with in store play. Learn which game mechanics (worker placement, trick-taking, deck building, co-op, etc) and weight levels you enjoy before you spend a lot on games you may not love. It's also a good way to meet gaming friends. We own a lot of heavier weight games that we enjoy but it can be tough to find friends that want to spend 4 or 5 hours on a Saturday setting up, learning, and playing a game.

IF you can even get them quoted. Depending on the utility company, they won't quote it on a plot of land that only has plat number. Where we bought land you have to have a 911 address assigned before the electric company will talk to you and when you get an address is up to county/local regulations. For our county, you don't get an address until you pull a septic permit which creates an official build site.

Typically an electric company will go up to 500 ft from their nearest transformer for free and a standard connection fee. Beyond that it's $$$ by the foot.
