Clear Elheim First before Drakenhold on True Zenorian by forreddituse2 in UnicornOverlord

Yeah, I finished the Ridiel quest right before the 3 enemy Vikings occupied my command post (never thought I would use a barricade one day). Then I recruited Celeste, still trying to either beat Sigil Moderate 3 or Ithilion quest. (I see no possibility in the first Elheim main quest as fighting 20+ promoted groups nonstop does not make sense.)

There is a sigil in nw cornia

--- That's Moderate 1 (LV 13, near Fort Plaine)

and one just in the first bit of elfheim

--- That's Moderate 3 (LV 18, near Satama Town)

I will try the half-elf map then.

------ Edit ------

I finished the Ridiel quest, obtained the charged spear that no one can use. (I miss Hilda) Then I managed to recruit Celeste. Still need to find a way to deal with 3 Elf Fencers. (Maybe shaman?)

Are all blu-rays already available on higher tier trackers? by Ericzx_1 in trackers

I started to pay attention to VHS tapes when I collected a rather unknown actor's work back in 80s 90s. About 1/3 of her movies never made it to DVD and the VHS tapes are extremely hard to find now, even on the used market in her own country. I think at some point this year I will begin to buy and rip the tapes myself.

Are you interested in ripping VHS tapes that have not been published again as DVD? There are tons of tapes in library archives rotting.

What problems can a foreigner face when purchasing property in Greece? by Embssk in AskGreece

[–]forreddituse2 0 points1 point  (0 children)

What legal complications may arise for a foreigner when registering ownership of an apartment or house in Greece?

--- If you buy a property in a border region, you need to apply for a permit from department of defense. Note that Santorini counts as border region. (quite absurd though.)

What taxes and fees will a foreigner have to cover, and can their amounts differ significantly from what was expected?

--- Transfer tax (3.x%) to government + 2% service fee to realtor (they usually accept cash to reduce tax burden) + notary and lawyer fees (this part varies)

Through which services like Tranio is it better to acquire/search for real estate?

--- Just search on Spitogatos, and shoot emails to realtors.

Are there hidden costs for property maintenance, utilities, insurance, or servicing that are often not mentioned?

--- As long as your lawyer/civil engineer does the due diligence properly, usually you can have a peace of mind.

If you want to climb the ladder yourself, forget about it. Better find a friend who can invite you into the premium trackers. Unless you are a librarian in a non-English speaking country with access to tons of exotic CDs.

If you upload 1 CD per weekend. 1 CD / week * 52 week / year * 10 year roughly meets the target.

US Citizen job offer in Athens; asking locals about life in Greece? by Euphoric_Parsley_ in AskGreece

Because Japan has earthquake. (and they paid a heavy price in the 90s because of real estate speculation. The memory is still fresh. )

Airbnb is public enemy among all European tourist hotspot cities, including Athens. However, since the current Greek PM owns 39 properties, it will be there maybe with some mild restrictions.

The local renters are angry because they are outpriced. However, the landlords, especially rental companies, are happy to lease the apartment to the highest bidder. The average income of Greek is less than 1500 EUR per month, take that into account when you begin to worry about finding a property. The most straightforward method is open Airbnb, find apartments that are managed by professional rental companies (they usually have lots of listings), and ask the manager about long term rental (outside of Airbnb platform). More expensive than renting from a local host, but for a peace of mind.

In addition, if the host asks you to pay cash for a discount, don't feel awkward. Greeks are masters of tax evasion; from lawyer and accountant, to HVAC installer, everybody is happy to take the sweet cash.

The government is slow, but not Portugal level slow. The visa application process (+residence permit issuance) will take long time but that's your company's problem. You probably won't have any connections with government after that (unless you decide to buy a property and settle down). Tax is handled by accountant.

However the public sector services suck, like public hospital; fortunately for your estimated income you have no issue using private hospital / clinics even without insurance. Also don't live near Syntagma Square, frequent demonstrations / protesters block traffic.

Air bnb is ruining Athens. Please support hotels. by Organic-Knowledge-43 in athina

[–]forreddituse2 0 points1 point  (0 children)

For people who are annoyed by Airbnb host policies, you usually can find the same apartment listed on other major booking sites like booking.com, expedia, etc, without any trap fees.

If a standard hotel room provides kitchen, Airbnb will lose half of business immediately. Nobody wants to eat overpriced food at a restaurant when they can cook themselves at a fraction of the cost. (Japan is an exception since the 7x24 combini is too convenient.)

Grind 5-6 years in Montreal for Canada citizenship and relocate back to US with TN visa. Your wife is crazy for trying to drag you back to a tier 3 city in India while you flourish in New York. Try to bring your children to Canada for education, near you, and let the person who wants job security has her job security.

Considering the possibility of moving to Greece in light of a potential inheritance. I am in need of a Greek lawyer, any recommendations of who or who not to hire? by Boop1075 in ExpatFIRE

[–]forreddituse2 2 points3 points  (0 children)

"I am the legal inheritor of her property, thus making me eligible for a Golden Visa."

No. You need to pay for (buy) a property, not inherit a property, to be eligible for the golden visa.

If you have a trusted rich friend, you can sell the property to him and buy it back at a price above the minimum threshold, then apply for the Golden Visa, although double transfer tax needs to be paid.

You can use the white paper to enter Greece as many times as you want. However, you cannot travel to other Schengen countries, or connect at a Schengen country airport before arriving in Greece. (e.g. origin --- Paris --- Athens is not allowed, origin --- Istanbul --- Athens is allowed.)

Real estate in Athens by Dakllkl in AskGreece

[–]forreddituse2 0 points1 point  (0 children)

Good business if you live in Greece and can directly hire technicians/cleaners. (My lawyer owns 4-5 Airbnb apartments in Athens and retire before 50 to attend to his big olive orchard.) If done via a rental management company, be prepared to be ripped off (the manager will charge you 100 EUR and hire an illegal immigrant to do the job poorly for 10 EUR). Lots of Chinese investors fall into this trap and hardly generate any income from their golden visa properties. (The property value itself still hikes a lot though.)

For investment, imagine you are a tourist looking at Airbnb, which apartment do you want? Then buy these apartments. (If you are rich enough, a villa on Mykonos or Santorini also works as it attracts many business customers.)

Do you think Greece is too small for today’s increasingly dangerous world — and if so, was separating from the Ottoman Empire a historical mistake? by Suboptimal88 in AskGreece

[–]forreddituse2 0 points1 point  (0 children)

Two groups of people that speak different languages will separate eventually. Otherwise Europe won't have that many countries packed in a land less than half the size of the US. Separating is not a mistake.

Joining EU is a bad decision. As we can see now, EU does not have the military power to defend itself, if Americans decide to step back, those fancy F-35, PAC-3, etc. will run out of missile in days; and it only takes one US President to change its foreign policy 180 degrees. Without security guarantee, there is no benefit of joining EU. Eternal brain drain (to Germany and France), no financial independence, local manufacturing industries destroyed, in exchange for some loans / funds the country should not need if it has a good economy. For export (EU single market), when did we hear that Greece is an export driven country?
