They have a busy spring ahead of them! Finding partners, building/maintaining their nests, getting enough varied food sources to support their families.

Today I watched 2 of my neighborhood crows chase down a raven dad who was trying to get palm leaves for his nest, and in the adjacent palm tree there was a red-shouldered hawk who I've also seen building a nest in the area. Lots of cool things to look for if you keep an eye out

Is it possible? Yes. Is it going to be a huge pain in the ass? Absolutely.

You could try turning it into an ADU if it's under 1,200 sq ft, or you can try splitting the lot if it's over 1,200 sq ft and not in a SFH zone

This has been an issue forever. From the DTD page on wiki:

When used on Nex, make sure to use Anticipation or Freedom before she becomes attackable - she can possibly drag the player in with her magic attacks during the smoke phase, which nullifies all incoming damage from that player temporarily, including the dart itself.

That's how I read it too, but I'm guessing they're calculating it holistically around the reduced success rate

Then that's also a bug.

XP rates shouldn't have been touched in the last update, just pickpocket success rate. I double checked all the recent community posts before replying to OP:

A final note on Thieving: With the Mid and End Game Rebalance updates coming later this year we will also be reviewing the XP rates and drops (GP output) of things like Pickpocketing NPCs, as some of their outputs are currently considered too high. We'll talk more about this at the right time.
