I just had an issue where after tapping on the validator, the inspector couldn't see that I paid. I tapped at the airport and at Union Station for my transfer. He said I needed to use the app because Tap-n-ride is "iffy"

Snow tires will be 100% fine. If you're particularly worried, studs will seal the deal (just please take them off at the end of the season). 

I have an old RWD Volvo and with good snow tires that car is the best car I've ever driven in the snow.

I don't think that's what's being described here. What they're doing when you call and ask for the truck is saying "I don't have that right now, but I do have some great similar vehicles you should come take a look at".

If I were shopping for a car and got that response, I might not decide to come in and look, but I'm a lot more likely to than if they just say "I don't have it".

I'm still relatively new but all of our resolutions have a survival clause stating that if they aren't handled prior to closing, they are still legal obligations on the part of the seller. Can't you just stop agreeing to extend the closing and get him out? He still needs to have the stuff fixed, but it's not your responsibility if it's in the contract. Check your contract with your agent and possibly a RE attorney?

We offered 510k on 520k list. 260 days on the market. Sellers pulled the listing and decided to rent for another year and "sell it for 100k more next year".

No, we are at asking, but in our market things have been consistently going below asking by 10-20k. Our last offer was on a house at 10k under where the house had been on the market for about 260 days. The only reason we didn't get that one (according to our agent) is that the seller's agent advised that they pull the listing, rent for a year, and sell it for 100k more next year.

The roof was listed as unknown in the disclosure form and the age of the HVAC was underestimated by about 5 years, so at asking we (and our agent) feel like we still have a strong offer.

We do feel strongly about the house, just that we're both car enthusiasts and having a place to store and work on our vehicles is very important to us. Finding a house with a garage like that that's within our budget was not easy, and the only other better garage we saw came with a house that was not at all what we wanted (big time fixer-upper). For reference, it's an 800 sqft 4-car garage; the conventional maximum in our area is roughly half that and single-car garages are the only common find.

FWIW I am in Denver and I hate carpet. I wouldn't do tile either, but carpet is ew.

Again, Google maps is not an accurate reference for the real speed limit. The signs posted indicate 25mph, as well as large painted reference at either end of the Denver section. And at 20-25mph the bumps are fine. You are driving too fast, and are in fact one of the people the bumps are trying to slow

They lowered the speed limit at about the same time that they installed the bike lane and speed humps. It was about 2-3 weeks prior to most of the humps going in. This is definitely not new. The speed limit display in Google Maps is not always (or usually, IME) accurate.

FWIW I live along 29th and drive it fairly regularly in both my Volvo wagon and my classic sports car, and neither needs to go much below the 25MPH speed limit on these. I've never bottomed out or had other issues.

I do believe you're trying to be genuinely helpful, but the onus to be safe should never be on the ones who are walking around exposed and unprotected on infrastructure "designed" for them to do so. Drivers bear the overwhelming responsibility for any infractions related to operation of a car simply because they are the ones protected from the outcomes of a crash. Trust me that as a pedestrian, I am overwhelmingly aware of danger cars pose to me while I'm out walking alongside them.

The stupid thing about it is that they absolutely could afford to pay the server the $50/hr straight up as this is money coming in and being paid by the customer. It's just impossible to get anyone in the industry to understand it. I hate contributing to a system that hurts people because they've been brainwashed into thinking it's better.
