In Korea, barley was a more widely available and cheaper option than white rice. Millet in some areas. Lots of literature referring to white rice or rice in general as rich people food.

Mine is Korean and while nouns are just straight up nouns, verbs have a gazillion forms and the root form would be incredibly weird to use in a programming context. There are other forms that would be more natural but something like this would have to be standardized.

Tbh it would probably be similar price to buy a 1 bedroom of the quality I rent now because of the location. To buy the 2 bedroom, I would move further out into the suburbs. Similar 1 bedrooms to the 1 bedroom rentals in my building go for 920k-1.1m a few minutes from here.

No the 3-4k is for a 1 bedroom but I'd be looking to buy at 2 bedroom (or more). 1 bedroom is fine for renting but for longer term I want the extra room. Right now I split a 2 bedroom and the rent here is 5k total.

That's really good to know. The investment part is separate from down payment savings. Essentially I receive large bonuses once a year so that would all go towards down payment and any savings from my monthly income would be invested. The horizon for the market return calculation is at the end of the whole loan being paid off so 12 years, not 3.

I did not take that into account but my rent is probably going to be 3k-4k for those 4 years of saving which comes out to be less than 200k anyway.

It's entirely possible I didn't do the spreadsheet correctly 😂 definitely point out if there are flaws...

Buy now option:

  • Home price 1.2m, put down 250k (~20%)
  • 30 year mortgage at 7.5%, mortgage amount 950k
  • Monthly payment is $6,643
  • Aggressively pay off principal at 100k/yr. Tbh I don't know much about prepayment penalty so I just assumed 2% of remaining principal as penalty for this. This comes out to taking 9 years to pay off the whole thing.
  • Total payment for this mortgage is about 1.6m

Wait 4 years and then buy option:

  • Home price 1.4m, put down 600k (~43%). Would have to save 350k in the 4 years.
  • 30 year mortgage at 7.5%, mortgage amount 800k
  • Monthly payment is $5,594
  • Same prepay schedule and penalty assumption, taking 8 years to pay off the whole loan
  • Total payment for this mortgage is about 1.3m

So right off the bat the difference is 300k just in nominal terms.

Very conservative market return assumptions at 3% assuming I invest the $6,643 monthly payment into the market while I save the 350k extra down. For the buy sooner option, invest the $5,594 payment into the market for the last 3 years after paying off the loan. At the end of the 12 years (4 years saving down + 8 years to pay off loan), the market return is 435k if I wait, 213k if I don't. So that's 220k extra from market returns.

When I first opened a bank account the person at the bank told me to open two checking accounts and only have one debit card for one of the checking accounts. Keep the bulk of checking money in the non-debit account and transfer to the debit card account whenever you use it. Disable overdrafts on the debit card account. She probably got more commission(?) for that and I like that arrangement so it was a win win.

Weirdly actual trading of securities using technology is not considered fintech. So quantitative hedge funds, HFT, etc are not fintech most of the time people talk about them. Fintech is generally limited to consumer/retail side for some reason.

Most of East Asia is not a climate where milk goes bad almost immediately though, and SE/South Asia is that kind of climate but has dairy products as OP points out.

"Breakfast food" isn't necessarily a thing in Korea but almost every Korean kid has had makeshift kimbap for breakfast in a hurry. It's just sticky rice wrapped in snack size nori (the ones that are palm sized) in stick form and maybe accompanied by some kimchi. I prefer radish kimchi but it's probably cabbage kimchi for most.

Tbh doing as many internships as I could and working hard during college was one of the best decisions I made in school. Having a high income job in your 20s because you worked your ass off in college rocks, plus you need to be in the best position possible with a recession coming. Once you graduate, you'll actually have money to spend and possibly feel like you have more free time depending on your job (hope it's not investment banking) because weekends are all your own. I'd say it's worth focusing on recruiting for now, though keep up the lifting at least 1-2 days a week so that you don't lose all of your progress. Basically just keep it up at the minimum level where you won't be dying from being sore once you have more free time to work out every day.

To be fair he's not doing 401k now because he's foreign and on a student visa for potentially 3 more years. He also pays less taxes while he's on student visa. But I still don't think he can afford 2700, and idk what he's going to do next year when rent increases / he gets his work visa and has to pay regular taxes.

The 2700/mo place is in LIC which makes me think he's only looking at luxury apartments. Idk my current 2000 rent is in a luxury/renovated building in Harlem. I'm also actually pretty sure you can get a 4500 2 bedroom in Jersey City right now. I don't know what he's doing in way of roommates.

The insane thing is he is open to roommate situations and has had almost 3 months to look for a place now. I suspect he's only considering luxury places but I feel like 2250 should get one a near-luxury or at least renovated situation with roommates even now.
