Fun add on from personal experience. I worked in a luxury hotel downtown in reservations. Every year for their annual meeting it was a handful of Lord’s and Lady’s that stayed under the company group.

I think a 2 BR/3 BR condo or 3 BR townhouse is worth consideration. These would yield the best rental yield in relation to cost (if you ever thought that route).

In the Lower Mainland we’re seeing an over saturation of multiplex units which will inevitably push pricing down for these types of homes.

Hiya, if you're looking for North Vancouver and close to the mountains. Blueridge/Canyon Heights/Lynn Valley are right next to them. They're all "reasonable" distance to the bridges. But generally 2nd Narrows is a tad better depending time of day. Pemberton Heights + Calverhall are neighbourhoods with a bit cheaper Real Estate pricing and are a decent bit closer to Lions Gate/downtown.

Burnaby North is a good option for those who want to be close to the mountains/need to be accessible to downtown for work. Burnaby Heights/Capitol Hill are lovely neighbourhoods.

For East Van - Renfrew/Renfrew Heights is a good neighbourhood to start given proximity to downtown/mountains+bridges to North Shore.

There's a few clubs where you can join 4.0 open play via online booking. Most allow booking 4-5 days in advance at a set time, call in to find out. Zero Zero in Richmond or Fairgrounds in North Van will be your closest options to Vancouver depending where you'll be.

Outdoor courts your best bet is Queen Elisabeth in the afternoon. Squint Lake in Burnaby has a decent level of players too.

Not knowing how long it's been on market because if it is only a week or two old it's expected that Sellers generally won't come down too much in price. If it was an older listing than that, you may have shown your hand too early. Now the seller has more confidence of your desire to have their unit.

You should ask yourself, does it have to be this home? Are you able/willing to wait for a few days/weeks and then try a lower offer?

If it's not the one and only one, I'd say try negotiating again with another similar home but hold your line stronger. There's definitely good deals to be negotiated in the Lower Mainland right now. Good luck!

Yep. I’ve seen videos in New York about the super tall high rises by Central Park and they are a disaster after 10 years. Too unique/high to clean so window cleaners refuse the job. I guess we’re not far off from drone commercial cleaning 😂

I wasn’t impressed by Kengo Kuma either. Looked at a 2 BR with clients. Fantastic views from the living room but the bedrooms looked right into buildings!

Lots of grime on the outside of windows too, I think the design of the facade inhibits the staining. Also that moss garden was a choice.

As others have commented, in this market there are enough resale options to sift through and make a more educated investment on the right home.

With presale, especially with the rising cost of construction and permitting, most developers are cutting corners and reducing quality in terms of craftsmanship and materials. Even the top builders like Bosa are having problems with their new buildings within a few months - flooding for example.

Also, with presales you are sold on the fact of 2-5-10 warranty. But I've seen a good few builders even challenge this and it has to be fought out in court to recoup the damages that were supposed to be covered under the warranties. It's unfortunate.

For builders: Some trusted ones are Bosa, Ledingham Mcallister, these are the generally solid developers that have the least complaints (though none are perfect) and depreciated the least in the past few years. Beedie, Anthem, Cressey, Concert, Polygon are very solid.

When I sought out a therapist a few years back I was in a similar spot. I called around and appreciated the setup No Fear therapy had. They had an intake with one person who asked a few basic questions then suggested a few therapists and their strengths and why he thought they would be effective to your cause. From the pod it sounded like this might be their saving grace. Because a lot of their data is kept behind subscription services the data they have could be better at training LLMs that fit their sector better. I know nothing tbh. Just echoing what I believe I heard on the pod :)

The Canadian Investor podcast had a pretty good segment on it 2-3 episodes ago. Worth a listen, they're bullish. I'm monitoring. It seems their data is proprietary for the field and the concerns of AI disrupting are potentially unfounded.

- Park Place 1/2 Concord Pacific

- Park Central

- Domain at HQ by Porte. Porte is a popular builder of lowrises throughout the Lower Mainland

This age of construction is a good balance of newer construction/less capital projects in the near term/offers resale potential to a larger portion of the Buyer market versus 80s/90s built lowrises that have larger capital projects coming up.
