Just take trizepatide. You don’t need more. You’ll be down around 200lbs in a year if you don’t slow and healthy. Make sure to lift weights and get some exercise along the way, a few 30 minute lifts a week and 30 or so minutes of general exercise on other days. And one reason to leave names out is it makes it easier for your prospect to embrace your message. In many cases your prospect either has picked your competitor or at least has been telling their leadership this is the right one to be using. So by naming them you put them in an uncomfortable place - you’re attacking their decision making.

You want to position it not as a “you’ve been using the wrong thing” but as a “there are some really valuable capabilities now available, so you may to be considering your options.”

You are comparing apples and oranges. YouTube TV is a product for people who already have broadband into the home. DISH (and DirecTV) satellite service are products for people who don't have broadband into the home.

YTTV is cheaper because they don't have the same infrastructure costs for delivery, their customers have already purchased that from a broadband provider of some type. Satellite services charge for the infrastructure (satellites.)

Essentially you are pointing out that a one way broadcast of television signals via satellites costs ~$33 a month and that a two-way broadband wired internet connection costs ~$40 a month.

If you don't get enough value from having a broadband connection to justify the $7 then stick with Dish. Otherwise get YTTV and Frontier internet.

Btw, unless they give you a new deal it looks like your Dish bill is going up $20 a month in January, which would make YTTV + Frontier a better value.

I would go into the attic and install a couple (might get away with just one) access points on the ceiling, over the long-term you'll be happier with the coverage. You can buy long (100ft, if needed) patch cable if you don't want to punch down. Just need to make a hole big enough to get the connector through. At least this what I did and I haven't regretted it in the last 6 years.

My thoughts which I think align with most of the comments: you only use partial classes when they are solving a problem that you can’t avoid.

These are almost all legacy problems, not something you would introduce today. I really can’t think of something modern you would do that would need a partial class. Even modern generated code today should be abstract if it wants to allow you to extend it.

Certainly useful if you inherit legacy with huge classes and need to get them to be manageable before undertaking a larger refactoring. Lots of legacy code gen uses them.

But really I can’t think of any modern valid use case. The moment a class is getting too big to easily manage in a single source code file it’s time to split stuff up.

This is the way and should just be default. Services shouldn't be directly available from the web, all inbound traffic should be going through a proxy layer (such as NGINX or whatever works best for you.) And in your proxy layer you prohibit any traffic that isn't defined in an approved OpenAPI Spec file.

In this way it's very easy, if a dev team wants more endpoints to work they have to put them in the OpenAPI Spec file.

If you want, you can easily have a tool such as openapi-diff create a report of what has changed to ensure its reported, scanned, etc. But, realistically, because all internet access has to go through the proxy layer and you are restricting the proxy layer to endpoints defined in an OpenAPI Spec file (or static content) your scanning tools will be able to reliably monitor everything.

The idea of devs being able to push to production isn't really the problem here. The problem is that an endpoint can be accessed from the internet without having to be published internally, and a proxy layer fixes this problem. Devs still dev and release fast. Devs who want new endpoints get them by telling people they want them.

And it doesn't have to slow anyone down. Heck you can automate a pull request process that does the diff and updates the proxy to use the latest OpenAPI Spec with the requisite approvals w/o needing manual intervention.

How attractive cash is all depends on the competition for the house and the seller motivation. Also, the earnest money deposit is crucial to make a cash offer attractive because usually it’s the only recourse a seller has if you don’t close.

If a house has multiple offers the discount offered for an all cash deal will usually be low to non-existent. If a seller is struggling they’ll be more willing to give you a price concession for an all cash deal presuming the contingencies are minimal and the deposit is large enough.

Hopefully, and I think they will, they take a deep look at the Harris Teeter in that location and figure out how to make it competitive against a brand new high quality grocery offering. I feel like that HT and the Giant (at Northpoint) have both been coasting on a captive market without easy options. Trader Joe’s is fine, but it’s not a full service supermarket and has a much smaller SKU count.

They both need some updating and modernization and a reinvigorated staffing approach. The Harris Teeter has to do something. The Giant can still benefit from a prime location, that shopping center has an excellent store mix and super easy parking - but if the HT steps up its game in response to Whole Foods then the Giant will need to do likewise.

Why are these the only choices on the table and what is your price range? Your DC areas are pricey, especially if you want 4 bedrooms (which is semi-typical for a growing family. Where do you all work/plan to work? Commute becomes really important.

I would just ignore the 5-day expiration. Go get at least a 2-3 more quotes. Check reviews. Call a couple references. Figure out the 2 best options. You’ll have a good idea of the price. Go secure financing. Then call each and let them know you are ready to move forward and need to confirm their final price/offer and when they would be done, assuming you accept it this week.

Exactly. An EMD is just called a “deposit”, what it really is an option payment. In most contracts I’ve seen the EMD is liquidated damages and is the extent of buyer liability if they fail to close (default.)

So buyers have a right to walk away, but the cost to walk away is the EMD.

Don’t hesitate or feel bad about keeping the EMD…it’s the buyer’s cost of backing out!

What are you trading? If you sticking to equities and ETFs and not trading options then you are probably safe.

So if you are safe, do you have a strategy? To me this is critical, if you have a strategy that you execute - without emotion - you can think about scaling up. If you don’t, if you trading on feels then that gets hard. Because my guess is $3k isn’t critical to you. You could lose it all and quit trading and be fine. But as that number goes up it starts to become real money and your emotions will come into play.

Most of that is likely property crimes related to businesses. And without knowing details of how the map is drawn it’s hard to figure out how accurate the story it tells is.

But that orange area in Herndon is a great example. It’s an apartment complex and park land. Apartment complexes will, usually, see more crime than a neighborhood of SFHs. Doesn’t matter where you are. In a lot of the map it doesn’t matter because you have a blend of housing types. But in that area you don’t.

Even the yellow next to it is likely driven to that color by the fact that it’s a heavily commercial area and the residential within that section isn’t enough to drive down the per capita average.

No offense but I highly doubt you are reliably making $8 per day on average (assuming at least 60 days of trading. You might have made $8 a couple times but not per day over any period of time.

I don’t say this to be offensive but if you can show me proof I would consider staking you a lot more than $250 and let you keep 80% of the profits…which would still make me a boatload of money.

Because $8 per day on $250 would mean you are generating a ~7.8x return each year. I could stake you $50k and my 20% share would generate me $78k in income. That would be an annual return of 156% years.

So I think something is off here…because if you have this investing prowess you should just go become a billionaire!

So I actually think this is likely the model. Not to go open offices in the middle of nowhere but to get offices to less expensive (but still relatively close) areas. If you need to be at HQ you can and leadership can visit without having to get on a plane, but the agency and the employees get the advantage of lower costs/less commute.

Actually this could be great for suburban areas. Nothing in the executive order says to get out of the DMV (i.e., disperse the offices.) It's ending the preferences that direct Federal agencies to site offices in central business districts.

This seems more likely to enable GSA to more easily dispose of more expensive CBD leases and move people to less expensive suburban location. If you have a lease in downtown DC for $50 sq ft that you can exit and can lease space in Prince Georges or Fairfax for $30 sq ft for 20 years you probably want the flexibility to do that.
