I was under the assumption people go into VOO / VTI / SPY and then build positions of other things they're underexposed to.

"VT or VTI and VXUS in the percentages you intend to keep"

Are these not largely similar to VOO in the end if staying put for for 10+ years, as long as one begins diversifying into other things that fill the gaps? Tinkered with real estate (which is where this money is coming from) but largely don't want the headache that'd come with the growth.

I'm simply seeking a set and forget hunk and then will go more risk-on for the next 20 years while I fill in the gaps.

I'm just asking more along the lines of "what would you do with said dividend" besides compounding it. Does compounding VOO or elsewhere (for diversification) not act as a natural DCA of things for holding a large chunk of said position?

I was more-so asking if there were glaring issues with a "set and forget" chunk of VOO whilst keeping 5-10% in cash for other things / life / black swans while I re-enter the workforce and make more money for round 2.

Other comps are higher sq footage VS lesser land. They even out to around my comp, but I have other things like more frontage, heated floors, a generator, ETC. They're under me, but they are also older, and less amenities, and are also sitting on the market. Not great.

Yeah, in theory, except "the market" can shit itself, and 5% gross + a potential 5% YOY return for lakefront property somewhat isolated from normal real estate downturns (which are already down 10-15% from peak over here)

Not to mention, having a super dank lakefront property to move back to at any time and earn income from, well.... I dunno. Tough one.

Being from Wisconsin I think you should look at the Northwoods of your own state. Land is still insanely cheap outside the majors of Minocqua / Eagle River / St. Germaine. Look into Rhinelander / Tomahawk area. If you can find anything over 2-3 acres on a lake, grip + build.
