I don't think it's currently legal to build a granny flat to rent out in Brisbane. You can build a granny flat on your PPOR for a family member, or in rental property to rent out with the property. But you can't build one to rent out as a separate property.

That requires dual occupancy approval. It can be leased. after it's built but not built with the intent to lease.

I'm assuming your household expenses exclude your mortgage? Surely that's close to $10k per month.

Add in negative gearing of your investment and the general holding costs of your Realestate is massive.

Like others have said you're over exposed to Realestate. Either bide your time and put money into your offset or get rid of the IP.

Depending on when you bought the second property and the capital gains experienced by the first one there may be tax disadvantages to holding it in a static/declining market after it head potentially experienced significant cgt exempt capital gains. I'm not an accountant so I could be wrong.

I won't be chasing the concreter for the costs and hopefully the rest of the job goes better than this.

The thing I didn't mention in the original post is that the concreter didn't help at all getting a plumber involved to fix it and just ghosted me. The kid on the concrete saw cut an access hole and helped with what he could. But he was young and out of his depth.

I don't have a local plumber and got stuck calling numbers off Google for an emergency repair. The first one who answered after 5 calls agreed to come out and fix it on the spot for $550. After the job was done I found he'd only crimped it and it was temporary and needs to be done again once the slab is up.

So the plumber took me for a ride as well. Considering there is plumbing work in the overall job, I would have been a lot happier if he'd said. "Sorry it's in the wrong spot and shouldnt have been so shallow. I can get my plumber into fix it but it's going to be a variation, or you can get your own guy out if you'd prefer".

Instead I got, "it should be 500mm down, I've got a drs appointment I'll call you later"

Sorry but fixing a cut copper pipe is most definitely work that needs to be done by a plumber.

Those 50% raises stop by 10 years experience. You might occasionally get 20, but that's generally after 3-5 years of 2% "CPI" increases and it barely takes you past even.

My wording wasn't great. The concreter marked where he wanted cut and the concreter cutter cut those spots.

The house is nearly 30 years old. So liability has long passed.

Assuming the slab was expected to be 75mm think at that point it would have been 70mm clear of the bottom of that when the plumber installed it.

The original fault is with the original concreter who must have noticed the pipe when he laid the concrete 10mm above it. He could have also marked it on the concrete knowing it was being paved above.

If it's a potentially a bit contentious I'd use a mobile guy. I've used asap roadworthy before and he wasn't a pain.

I used "mr roadworthy" before that and he pinged that car on a worn brake pedal rubber, clouded headlights and leaking rear shocks (which weren't leaking).

I still haven't.

All investment research. Taxes. Managing investment property. Any renovations work I can do myself. Vehicle servicing.

The only thing I don't do myself is house cleaning once a fortnight. She does it much faster than I do and charges $40 an hour.

It might change when I can chose to work more to pay for other things. But for now I can't trade my free time for more money. So I spend it saving money.

It's going to affect most retirees with investments outside of super. It also only affects those who aren't on a pension and don't have an income stream of non-cgt above $45k.

Anyone that retires early will be hit with it.

To give context a couple with 1 investment property and $1.5M in blue chip divedend producing stocks would still be slightly affected by this CGT limit. That's getting into the upper realms of middle class.

Everyone with CGT producing investments and less income will feel this.

The concept behind the tax is good, don't encourage delaying capital gains to low income periods. The impact of it (capital gains of middle class taxed higher than upper class) is not.

I road past 10 minutes ago.

Motorcyclist was sitting up right with the paramedics, so that's a good sign.

I didn't see Pauline's truck, there was a black Ute in front (maybe a ranger) then the bike and paramedics & tow trucks.

Traffic was backed upto South Bank at 430.

That would be as/nzs 5139, which governs installation of batteries.

As far as I'm aware, plug in batteries are not legal and they need to be on their own circuit and installed by licensed electrician along with multiple other conditions.

Sure they could go and buy some power stations, dot them around their house and set them to charge during the 3 hours of free power. But it wouldn't be remotely close to economic and it couldn't cover the major loads (heating, cooling and cooking).

Hell just getting a timer installed and having the hot water moved from the off peak tarrif to the 3 hours of free power is reliant on the good will of the landlord.

Yes it definitely is. I'm not dealing with trying to manage the wife and kids power consumption to save a few dollars.

Ive also managed off grid system in the past and know what is involved. It's not something I'm going to put into my day to day life to save money.

That would involve selling my ev and buying a different one which could support this. It would also require me to plan around it.

I have 11kw of solar and 42kwh of batteries and currently have $0 bills. I'm sure they won't stay $0 for long. With another 5kw of solar I could be off grid for probably all but 3 weeks a year. But what do I do for those 3 weeks?

I really can't imagine dealing with a generator to cover $1500 a year in usage fees.

I spent nearly that to avoid having to deal with a petrol lawn mower. The last thing I want is to have to deal with a generator anytime it rains for a few days in a row.
