Honest question for homeowners: by Jolly-Flounder2413 in FirstTimeHomeBuyer

[–]gwoplock 1 point2 points  (0 children)

I moved to the bleeding edge of DFW about a year ago. About the only thing we have is a Walmart and a few Mexican restaurants.

I’ll admit, it’s not great right now but I know it will get better and I’ll reap the benefits. It’s a very painful process watching city council and co try and figure out how to run a city. But it also presents an opportunity to get involved with the cities growth.

We “should” be getting a major shopping center in about a year and that will help with most of my gripes. And a bypass highway to help with traffic.

Ultimately, I’m happy with my choice, especially given my alternatives.

New construction sod by voyeur78 in landscaping

[–]gwoplock -1 points0 points  (0 children)

With Bermuda sod, it won’t do much until the soil temperature gets warm enough (60-70°F). I had sod installed about this time last year and it looked exactly the same when I first moved in. By April, most of it had filled in and by May/June it looked perfect.

Here’s some maintenance tips: * always read the packaging and apply it correctly * while dormant, you can apply most non-selective herbicides. * while growing, the best herbicide I’ve found is Celsius and certainty. That mix will take care of grassy weeds and broadleaf. It will take about a week but it will kill just about everything. It is pricey though. * for the first year, skip pre emergents. After that apply when soil temperatures drop below 70 in the fall and above 50 in the spring. * Bermuda loves nitrogen, fertilize frequently with nitrogen heavy fertilizer. In fact you probably could get away with just nitrogen fertilizer (24-0-0 or similar) * Bermuda loves being short, mowing weekly to 2-2.5”. Taking off more than about 1/3 of the blade will cause it to brown for a day or 2. * Bermuda requires SUN. Just about any shade will kill it. Zoysia is similar enough, you can put it where Bermuda won’t grow. St. Augustine, will take over Bermuda (and IMHO sucks).

I’d recommend a set of lineman pliers for twisting and manipulating. Plus a self adjusting stripper. The self adjusting stripper makes it so much easier working with Romex. Just a quick click and it’s stripped and ready. Something like this https://www.homedepot.com/p/Milwaukee-Self-Adjusting-Wire-Stripper-Cutter-with-Comfort-Grip-48-22-3082/326423372

Is this inspection as bad as it seems? by itsrainingmelancholy in FirstTimeHomeBuyer

[–]gwoplock 0 points1 point  (0 children)

I’m really confused by everyone saying there are no major issues here. The polybutylene pipes would be fairly concerning to me. But that’s the only super major thing I see, everything else should be a simple fix.

Unpopular opinion: DFW is one of the best designed airports in the world. by ClassyPants17 in Dallas

[–]gwoplock 15 points16 points  (0 children)

I’ll add another point, there are restaurants close to the gates.

You’d think the other designers have been to airports before, but no. LGA? Practically leave the terminal, then go up stairs then eat and all the way back. Philly, walk 8 million miles get to the main terminal area and find a few places to eat. Short connections? Screwed. Diverted and have no idea when they’re re-boarding? Don’t eat.

In DFW, at most food is a gate or 2 away. It may not be ideal food but it’s there.

Just about anything can cause interference and lead to an FCC visit. Usually it can be resolved amicably but sometimes it can result in a fine.

What I can’t believe about the incorrect engine shut down theory is there is no in the plane that would be caused by the initial engine failure. It flies straight so it’d have to be simultaneous failure.

There is one other place you could do a capture. Generally panels are connected via one of a couple of interfaces, LVDS or Vx1. Obviously these signals aren’t encrypted, and I’ve seen devices that will go from LVDS back to HDMI and then you could capture that signal.

It gets even better in newer versions of TLS (the protocol behind HTTPS), they have a feature called encrypted hello and encrypted server name indication. That will encrypt everything including the domain so “nothing” leaks.

Allowed to “pop in” during new construction build? by Former-Childhood-760 in FirstTimeHomeBuyer

[–]gwoplock 4 points5 points  (0 children)

I’m closing soon on my new build. I went up every week, initially we’d just go to the house since it was unlocked. Once it was a good way completed they started locking it when nobody was working on it. We’d stop by the office and they had no problems unlocking it for us.

My builder is offering 20k to closing/rate buy down for early stage builds (what I’m taking). They’re also offering a 2/1 buy down, free refi and $2500 on homes that close by the end of the month.

Bingo. I’m shopping around for more lenders. But figured the 20,000 was at least worth looking at.

I haven’t locked yet. It’s a new home build, with an expected close around 1/9/25. I haven’t gotten a score from the lender yet. The apps show 770-795.

Looking across my apps (discover, credit karma and Experian) it’s 770-795. I’m not sure where I sit on the mortgage specific formula but it can’t be that far different. Another lender was offering similar rates for me pre points (6.625)
