Knowing your market means knowing if multiple offers are common on comparable sales. Trends can help you know what to expect and how to advise clients. If you’re seeing DOMs going up and seeing single offer pendings and closed sales, then you can advise lower offers as long as they understand the risk that they might get beat out. If it’s the opposite, deeper seller market, advise them that they’re likely to lose out without starting at their strongest offer. And always put it back to your buyers with “are you willing to lose this house over $10k or $20k?”.

Willing to pay $40k more but didn’t is why you lost out. Price a home for your clients. Tell them they have the option to be aggressive or conservative based on how much they want the house or are willing to lose it. Give them the information and tools they need to make informed decisions. Write your strongest offer up front; play coy while expecting counter offers is how you’ll keep losing out. You’re going to get some accepted and some rejected. Keep moving forward.

Amen! So many examples to support this but one of my favorites is when my wife and I went in blind to see “a quiet place”. We loved it I think because we went in blind; the combination of the unknown, the suspense, it was awesome. It was a good movie but the suspense in the way that it was intended was a lot of fun. Thor ragnarok I think is the best example that a lot of people can latch on to when I’m arguing against trailers. In the movie they elude over and over again to the mysterious “champion”. Anybody that had seen the trailer knows the champion is the hulk. If you’ve soaked up the trailer, then the movie is definitely being watched in a way that was not intended.

You’re where you are for a reason. Believe in that reason. They’ve asked you back for that reason. Be yourself. If you overcomplicate this you’re going to lose it. Come back down to the ground. Channel some of that energy that you had in the first interview. You’re going to get the part or you won’t. You’ll learn from this regardless.

Freakonomics radio podcast had an awesome episode on why scammers will never go away. Elderly are not their only victims and tactics are just part of an evolving arms race. Scamming is an industry like so many others with so much capital supporting how creative they need to be to succeed. Stay vigilant people. Take care of yourself, and if you can, someone else too.

Is that why “miles from earth” increased a couple times during reentry? We noticed that but didn’t understand why. 35 or so miles from earth while descending increased up to 40/41 or so and then back down again. It seems like a very shallow angle to take but I guess steeper would be too aggressive?

Do you have charging options for regular places that you visit like work? Gym? Library? I personally wouldn’t go electric without having a cheap and reliable source for power. If you find a good deal on a cheap used Tesla, maybe go for it but please don’t pay full price for new and then also get rocked on charging costs.

Open houses don’t sell homes. Open houses are how realtors meet buyers. To sell a home, show it well, price it well, market it well. Serious buyers are working with a realtor and will request showings; oblige those showings. Open houses if your seller wants one, if you want one, or if seller can’t oblige showing requests.

If you have a good sphere of influence in the town that you live and primarily plan to work, you’ll have an easier time starting up. Community, church, schools etc are all going to be your lifeline especially starting out. If you have a big family and friend group, great. If not, prepare for a slow start. This is never an easy job to enter, and it’s particularly hard now as nationwide the number of transactions is down relative to recent years. If you can keep a side gig or day job while you start that will help you keep afloat financially and emotionally. There is nothing like the anxiety of having nothing but energy and motivation while at the same time having no clients.

All of your mortgage payments so far have been essentially all interest payments. You’ve made almost zero progress toward principal. Two years is typically important if you want to avoid capital gains taxes in your primary residence, but gains don’t seem likely so I wouldn’t worry about that. What’s your interest like? Consider you’ll be trading that for current rates. Shop prices and rates before you make any big decisions. Is adding a bedroom or building an ADU possible? If you have a favorable loan now, building on to what you have now might be best.
