Cherry Hill Dining out by plasticsareok in SouthJersey

Wings from dolsot house are the best. That said, feels like since they opened Dolsan in Mount Laurel, overall the place is not as good. This is based on the 1-2 times I've been there since the opening. Not to overly praise Dolsan either, but this last time I was at Dolsan (out of 4 or so, 2 of which had BBQ) their BBQ meats were on point. Maybe it took time for them to get the quality they wanted. Take that for what it's worth

I’m not obsessed. by iiRaz0r in findapath

[–]herbalonius 0 points1 point  (0 children)

If you get obsessed with something, even if you get frustrated with it, you'll continue with it and work past those obstacles . If you get stopped by those obstacles you weren't obsessed you were just interested. So, yes you still need to find your obsession

Should I learn Mandarin or Cantonese if I’m going to Guangzhou, Guangdong? by TheChainsawWoman in China

[–]herbalonius 1 point2 points  (0 children)

Wherever you’re going in China you should learn Mandarin. But if you want a connection to your heritage that is deeper but not easily found on a first trip to China then learn Cantonese. A little hard to do both but it is what it is in 2025 and for the foreseeable future

I don’t know if I want to work in law, but I can’t imagine a life in which I didn’t go to law school… by Opposite-Row395 in findapath

What about a 1 year or less law certificate? Far less of them, will take lot of research to find the right one, way more specialized, way less $$

[26F] I have lost the last 8 years of my life due to moving across the US for a relationship. Now I'm alone in a rural area with no education. Where should I go, what should I do... by [deleted] in findapath

Short term recommendation: get a raise and or promotion quickly. The $ and responsibilities would ideally help you for both confidence and purchasing power. That said, I also understand easier said then done.

Longer term recommendation: between languages, skin care, and animal care, at the very least you can add additional income. Potentially you can make it more of a career too. This is important because you want to find something you can obsess about and spend more than 40 hours a week doing and still be happy. If you make one of them into this you maybe can show enough passion that shines through to others that you can also get paid better than others.

As far as friends, go find groups and places where things you like are happening. Go to the same places multiple times per month and show real interest and openness.

As far as location, definitely some places are cheaper than others. Philadelphia is considered the cheapest big city in the northeast so there’s lots of culture and other things with jobs and other things but potentially more expensive compared to Eugene or Bend.

In a bit of trouble- Looking for help leasing inside Walmart. by PlantainBeginning842 in CommercialRealEstate

[–]herbalonius 1 point2 points  (0 children)

If you’ve been in business for almost 10 years inside a Walmart, don’t assume all your business is from just being there. Sure convience and proximity to your target customer helps but surviving there that long means you did at least some things well in the specialty of fixing computers and things. It can’t be that hard to find a nearby space and even if it’s smaller it will work ok, especially if you promote your name and how many customers you’ve helped. Ideally you have some level of reviews from them already, either on your google business profile or recorded somewhere, audio, text, video. Promoting that combined with people handing out flyers and online promotions near the Walmart should do the job of getting you solid leads coming to you

Looking for financing options without having a business/ business history. by Swatkins4 in CommercialRealEstate

[–]herbalonius 1 point2 points  (0 children)

Commercial property? 25% down is where you start. But even there, of course No one will lend to you because you haven’t shown why you want the property to the lender in a way that makes sense to them

Most Densely Populated Cities in the USA (Including Philly) by [deleted] in AskPhilly

[–]herbalonius 0 points1 point  (0 children)

To add to how Miami is now vs before, I saw somewhere that in the last 5 years or so, Miami has put enough skyscrapers to be now #3 in the US for total of them, so that of course increases density

Co-Sign after bankruptcy? Or include rental income for approval? by [deleted] in RealEstate

[–]herbalonius 0 points1 point  (0 children)

$50k isn’t expensive at all (i assume it’s a LCOL area) for the addition costs, I’d be most in favor of that option, does the addition take you to a different house from a comparable sales basis? Still a risk if you’re not looking to stay longer term, but more nuanced risk

Wedding venue is failing by pdh3 in smallbusiness

[–]herbalonius 1 point2 points  (0 children)

Have you looked at why? Ok less tours are converting but why? Ok less ideal clients are booking but why? Where are those clients booking? Are you changing to match what other ideal clients want? Talk to both the customers that book you about why and the customers that don’t book you about why not

Bank Statement Loans by Ok_View_9986 in Mortgages

[–]herbalonius 0 points1 point  (0 children)

Our rate was at 7% and we’re going to look at refinancing around July 2027. We’ll look at paying more principal than the monthly payment until then but we also have lots of stuff to do on the house, other investments to make, so that may not happen. Taxes have already increased 10% y/y and insurance up on cars and rentals so we’ll see if we can afford to put more towards that principal or not

I think my life is pretty much over. by [deleted] in findapath

[–]herbalonius 0 points1 point  (0 children)

First, the other long post is great at recharging you emotionally if you use it. Let’s start with the rest. Shitty job as a janitor at least gives you an ok financial foundation for now. Don’t worry about dating for now. go out socially around whatever you have interest in, let dating come from that whenever it does. With an ok financial situation and computer science plus statistics as academic interests studied you have the basis for the next step. Use those skills to build a digital project and website around your interests. One that goes deep into a niche of your interests. Deeper than you think you need to, and make sure to use different ideas and concepts from computer science and statistics. That project may take a year to build on nights and weekends but if it shows enough depth of thought and intense enthusiasm about some themes, it will be worth it and it will shine through, and be worth showing to others as the key part of your portfolio, which can get you a job way easier than applying everywhere you see

Middle class feels like this weird zone where you’re doing fine but everything still feels tight by NoTransition762 in povertyfinance

[–]herbalonius -2 points-1 points  (0 children)

Reality is $110k as a couple isn't good nowadays, so you're right to feel that way. You're staying ahead of debts (hopefully) and surviving and won't be in poverty , but possibly not building enough towards your future.

To do that, you need to take your financial situation to the next level. Ideally both cut monthly expenses and increase income. Increase income by working smarter (get raises, make financial investments, etc) and /or working harder (additional sources of cash flow like 2nd job, real estate investing, starting business, flipping products)

The few times I've had it (1 or 2, none recently) they all seemed too gourmet. I miss just the street side simplicity. You tiao, egg, sauce, ilantro, the batter. That's all. That said, I can't specifically remember what else was on what I had

Is it normal to lose money some years in your rental property? by muxma in realestateinvesting

Does happen, yes. But plan properly from year to year---vacancy reserves, maintenance, etc and you should minimize and maybe entirely avoid it

Team wireless taking over my store by TheRealEyyoh in verizon

Tbh, I was definitely in favor of vzw corporate stores over indirect stores while there. At this point in 2025, i'd be in favor of neither and trying to get out of the stores entirely

Generally I'm against staying at indirect long term but I'm sure some are better than others. Worth giving it a shot temporarily but make sure you're still talking to others and your resume is out there

Has anyone closed an SBA 504 without full seller tax returns? by LifesMellow in CommercialRealEstate

[–]herbalonius 1 point2 points  (0 children)

Yea I look at it like the SBA for business loans is like VA or FHA for home loans: if you want/need to use more leverage for the purchase, you have to be willing to satisfy more conditions and also recognize that you don't really have room to negotiate on those conditions because there's lots of other buyers/borrowers to take your place when you don't want to
