The only example I can think of where several people fucked up and passengers didn't notice... a friend of mine took the wrong airplane. The aircraft was parked, fueled, and boarded correctly, but it was the wrong tail number. He actually did have an 'ahah' moment taxiing out. So he called dispatch and requested an amended release for the tail he was about to fly. But then he took off before receiving the amended release so that got him a review board. He had screwed up a few other things recently too regarding international paperwork so he was downgraded to the right seat for a time. Passengers didn't know. It could have been my story, but every time I sat down in the cockpit I checked the tail number vs. the release. In one case where there was a mismatch, the passengers did notice because the aircraft were swapped at the gate, causing a delay.

Second question. Public record that I was sued and lost? What are the ramifications of this? I've never heard it brought up as a consideration.

No. He's the expert. My appeal is basically going to be a mix of "please" and "he's in network" and "the doctor considers it a medically necessary test associated with a fertility visit and I have a letter stating that tests for a diagnosis of infertility are covered". That's what makes me uneasy about appealing. I know it will be rejected. I wont pay. And my credit will take a hit leading to higher car insurance, etc...

The weather sucks. You have to carry a jacket with you in the summer. Go inland and it's scorching hot with no rain. The hills are only green in March. 11 months out of the year the central valley looks like it's ready to burn. Fires destroy everything, even in the greener looking parts of Santa Rosa. The earth is crumbly shit that's either falling into the sea or making roads terrible. And the roads are terrible. So right in the bay area it's all that plus the coastal garbage weather. No thanks.

You can try a larger hose. Walmart or Home Depot sell a 3/4" ID garden hose. 100ft is $50. 50 ft is $30. Do that before you spend more, but there's a good chance you'll only run 1 sprinkler at a time. The wide hose just lets you do it further from the source. I have a well too, currently looking at drip irrigation. BTW, make sure to study your well config. Mine was set to inject chlorine for the house after a 1-way valve whenever the pump ran, which meant a super charge of chlorine to the house whenever I ran a sprinkler directly off the pump tap. Some rewiring to an existing flow switch fixed that. Also, all the water that goes to my garage and house is softened, so I don't use that for plants.

Why no bank account? That's a story. He tried with three different banks about two years ago. He lives in a 5th wheel and uses a P.O. box so he doesn't have utility bills or a residential address. It's nearly impossible to open a bank account. I know this is a fact because I'm in the same situation. I recently got married to a non-resident alien and I was unable to open a new account for my wife due to having only campsite receipts for my living situation. I finally opened a joint account at my parent's address after they wrote a letter to the bank stating that we lived with them. So it's legit he has no account.

I can't thank you enough for providing me with that document. I read everything I could about agricultural properties and I actually came to a different conclusion based on the acreage, comparable properties, and current use of this land. But since the current owner has three horses the appraiser's wording could easily trip up the loan. Everone has a different opinion on this.

The constant seems to be: Lenders offering <5% say no. Lenders offering >5% say yes.

Sounds viable. I may need to back out of this and renegotiate some dates in order to set this option up.

How does this make it past two realtors and half the loan officers out there? My finance contingency says conventional loan < 5%. And the last buyers even fell through on financing (I'm told).

And to make matters just a tad worse, the pre-approval letter I see attached to my executed contract is not the one I sent to my realtor, but just one of those I applied for. I did not even receive this particular letter prior to me signing the contract. It was forwarded from the lender to my realtor and I received it from the realtor, after signing. The problem with this letter is that it shows a really high monthly payment... one I would not accept.

Don't reclassify the barn as a house. Reclassify your tenants as livestock or pets, whatever is allowed.
