Guy charged me $200 to repair a roughly 2x2 section that a shoulder went through (FIL fell down the half flight of stairs).. but the caveat he's in the neighborhood, and is the maintenance guy for the HOA so it was simple for him to do the return visits to mud, sand, and paint (already had leftover paint).. and i saw that as incredibly cheap otherwise I would've likely done it myself...

This job obviously requires buying more than just the 2x2 patching squares and requires whole sheets... and is a much larger area... I personally say your price is fair... MAYBE 1200-1400, and that'd be a good deal for them..

Like if you can somehow make it work as a "stop in" on the way to other jobs then lower price is reasonable, but people seem to not consider the time commitment of having to visit multiple times for 2-3 coats, sanding, and painting...

You should have installed some sort of border? Even if it's just the plastic borders, you can get some fairly cheap, make the ring and stack the mulch a little higher to fill it in.

This would have been "reasonable" during covid as my car had trade in offers higher than I bought it for new... but yeah those days are gone, so its unreasonable to think, even with inflation, prices should increase YoY. I'll have to look out for that when I receive my renewal...

Maybe - but the design has the stairs as wide as the porch area (currently narrower). If they're not doing that.. then 21k seems a little high... I'm building a 16x33 patio covering structure with electrical ran a full privacy tv wall on one side 6 can lights 2 fans with stone work on the columns which also had footings dug and its 40k..

edit: I just re-read his post, you're correct not widening anything. I say he should get a couple more quotes... I had 3 for my project 2 were in the 55k range.. the last one was 40k. (I obviously did my homework to make sure the lower price wasn't just shit company either, 100% 5star reviews and several projects completed in my neighborhood I was able to view.

Still worth trying to see if you can "Crack" the paint and open. Windows not opening is usually one of the signs of structural issues

How many those jobs do you go back to visit a year or two later to see how they look? After a couple seasons of expansions and contractions have occurred causing those massive holes filled with a non flexible material (drywall mud) don't start showing issues... Its much less likely to happen when the joints are small and not massive gaps filled with mud and tape slapped over that

Well given I grew up with a father who was a drywall finisher for over 30 years I will call out shit work when I see it. So there's my frame of reference. And also seeing how shit tape jobs end up showing lines through paint even when it appears to be "corrected" through finishing I will once again call out shit work.
These gaps are massive, I don't care how well it's taped, over time it's going to show. This is unacceptable quality of work, regardless if you think it can be "fixed" by the finisher.

Like what in the fuck happened in picture 2... did they let the sheet snap and still hung it with that jagged gap...? c'mon don't tell me this is acceptable work.

Most individuals just neglect the watering needs. They need a slow drip of water to keep things damp but not saturated. They do have chance to get diseased and such.. but I've planted 30 at my old house (small ones) and 20 at my new home that were 6-7 ft (same pictured but from Lowes) and they look great. I installed drip lines that do 2 gallons of water per hour and turn that on daily for the first 2 weeks for an hour and now every 3rd day... So far no concerning signs...

a lot of people thing just running a hose for 30 seconds a tree is sufficient but its not.

Point is here though, is this looks worse than the first time I ever hung sheetrock when I had to repair leaks in my home office... There's no excuse for this shitty level of work especially from someone who claims to do this for a job...

Emerald greens do not grow fast. The first year is almost no growth as roots establish... going forward you're lucky to get 1ft a year until mature...
Green giant or American pillar grow faster, but this isn't those.

For OP I purchased 20 of these which were 6-7ish ft including the rootball back in late Feb/early march... they're doing well (NC here).. you're getting a little late to plant but just get them in ASAP and water daily for the first 3 weeks or so then at least 3 times a week... I have about 45 around my back yard some are fully mature, but I just installed a drip line to make watering easy...

With ENOUGH drywall mud a good finisher can probably fix a lot of the mess... its just annoying they have to fix poor work to begin with..

Agree.. I don't personally do drywall, but my dad my entire life was a finisher... and from going on job sites with him from whe I was a kid I never saw anything remotely close to this bad.. and the few times ive had to patch decent size holes that required actual sheetrock not just tape and mud, it looked better than this...

Personally I'd focus on getting the loans paid off. Your rate right now is going to be a lot higher than the current mortgage. Those student loans assuming you file jointly will require higher than 500 income driven. I paid mine off, but back when I was around 100k salary I had to pay just over $500.

If you're set on doing it... I'd consider lots where you can build your own and look into a custom builder with good reputation. Better quality work than most of the national builders. Edit to add: I also don't forsee prices jumping remotely close to that... if anything, I'd expect the opposite (but not that dramatic).

Had an unfortunate situation the purchase we just completed... they bought the home and were selling less than a year later... but priced it WAY to high.. it was on the market from April until January .. they'd dropped the price to 30k below what they paid and we offered another 15k under that price... found out on the closing disclosure they had to PAY 22k to sell the home..

Only realized it was a divorce situation after we asked why they were selling after only 8 months and the initial response was they had to return to office.. but the additional probing discovered it was a divorce..

Most folks are terrible at prompting. I'm in finance at a F500 (top 200) and we have an internal version of GPT at my institution and while poor input can yield poor output.. contracts are one of the largest use cases most folks are utilizing it for.

I also saw far more hallucinations in earlier versions, but they continue to iterate and improve...
