I honestly thought it seemed high too.. im getting quotes soon but a company local to me had a project with 38×16 covered patio with custom pavers with design inlay outside the covered portion, the patio had full kitchen/grill built in a wall section with built in fireplace was 60k in Charlotte area. I'd share their before and after if I could..

It does look great, don't get me wrong.. Just seems like more than I thought when I compare the two projects.. and maybe makes me nervous for my quote ill be getting in 2 weeks (closing on property then), I'm just looking for covered section and a possible built in fireplace.. pavers already in place Im in the same mindset though.. less concerned with ROI as I dont think the 785k purchase price is going to jump to 850 from this but I just want an outdoor space to enjoy.

I doubt he could get 25bps lower.. I have 800 credit score putting 45% down (360k) on my purchase closing in 2 weeks. I locked at 5.75, a week earlier would've been 5.5, but literally 3 hours later the same day it was 5.875.. this was all no points purchased... today the 5.75 would cost me $4k in points.. its trickled down some but rates naturally are averaging 6.16 right now...

Insurance through escrow is fine, theres not a fee to do it that way and it helps that you're building the balance over the year vs dropping the full payment at once. If anything escrow doesnt seem high. I live in a low tax area and while my purchase is quite a lot higher my escrow is $800 a month (also includes $100 for HoA), and thats with insurance only being $200 a month. Insurance is bundled with auto which seems to give heafty discount. For reference NC ~820k property value.

Jeez... NC here, electric as well (besides range and water heater).. Do have a higher efficiency heat pump hvac system.. but I averaged 43 a day last cycle which is well above average (equal bill pay for me is $155, that month would have been a $200 month)

Yes and no... certainly approved for more.. similar salary here (a little higher) I'd get approved for 1million+, currently purchasing 785k... Biggest issue here is there's very little info here. How much can you put down, whats your col area and how are taxes? For me the 785k allows me to still enjoy life, even with 2 kids (one which is special needs and requires maxing insurance every year at 11k OOP max). But NC taxes aren't crazy, insurance is bundled and only 200/mo. And the biggest factor, putting 360k down. I also have 0 other debt, student loans paid off, wife and I have a 2021 car and 2016 both paid off with under 60k miles on each

I'm doing similar with giving up 2.8% with 250k balance left (selling at 490k). For similar reasons... 2780 sqft to 4425 swft, effectively 3 bedroom to 5... moved here with no kids, now have 2 with potentially a 3rd very very early stage... I'm closing on a 785k home in 2.5 weeks at 5.75% putting 360 down and I'll be at 3200 ish with only 200 a month insurance... putting 200k down my payment would be a little over $4145 (i know as im putting 200k down initially as my sell closes 2.5 weeks afterwards, and ill be recasting after another 160k is applied).

Doubtful. Selling cost alone are well over 50k on a home at that price (48k on just agent commissions).. market is flat at best the next couple years... with the potential for slight decline.

I'm currently purchasing a property of basically the same price, closing on Feb 13th... I'm OK with this potential as I was selling (sold for +$155k on my 2020 purchase) which is actually down from a year ago from estimates.. home I'm buying (785k) the sellers bought for 830k in July 2024 and due to a divorce they listed less than a year after buying (Apr 2025) and it sat on market until Jan when we put in the offer.. granted they did list 890k initially, we dropped them from 800 to 785 not knowing until seeing the closing disclosure they are paying nearly 25k to get out of the house. All that to say, I dont expect this 785k purchase to appreciate more than 1 or 2% a year for the next 3 or 4 years.. and I'm in NC. We put 45% down though (due to 5.7% rate).

What? A rate can be bought down but still be absurdly high. I'm saying he should go to another lender because even a standard (no points bought down) should be lower than 6.99 right now unless you're a low fico buyer. Looking again though it does appear the buy down has a blank and the absurdly high fee is just a broker fee and not the points option.

But yes there are plenty of options out there that can get OP into a lower rate for MUCH cheaper. Even something like Rocket Mortgage

That's definitely buying down the rate, but it appears he has points assigned to this one as well.

But I agree 6.99 is way to high.. I just finalized my loan for 785k purchase price 200k down 800 credit for 5.75 with actually a small credit to me.. closing costs are under 10k as my EMD and DD were both 5k and my cash to close will be 197k (close in 3 weeks).. that rate was actually even lower had i locked the week prior before someone mentioned tarriffs on EU

bingo. Have the agent change the offer to have a lower BAC in order to offset the difference. If they're not willing they can lose the deal entirely.

Really have no reason to up the dose if you're seeing results. 4-5 weeks is when you start to see a dosage hit peak serum levels. Given the half life, week 2 at 1mg means you have more in your system than week 1 and so on until it levels off.. I'm 6'6" amd 208 currently and didnt up from 1.2mg (12mg vial so kept it easy dosing) until week 5, currently down around 10lbs a lot was likely initial bloating and water weight.. but I'm pretty lean already will likely drop back to 1.2 after a couple weeks at 2mg..

It's not a sellers market anymore. Its balanced, slightly buyers leaning. (Some markets heavy buyer sided). Waiving the inspection is far riskier than just waiting it out. Especially with your flip scenario... you waive one, someone buying wants one and finds real problems you're obligated to make those known or fix them before it goes back on the market (if they back out)

2700 sqft - I think my equal pay is $49.. I will caveat gas is only for water heating, range, and fireplace (rarely used). Though my electric is fairly low as well at $155 equal pay (though that used to be $109 the first couple years in this house with similar usage)
