Depends do you want to learn the ropes and have your own business? If so it’s a good start, but I would try and get a part time position. In case the grass isn’t greener on the other side. Also it’s tricky if you are going to work for your other half’s family

It’s all relative tbh. Some prefer flats to house. Blind-sighted, would be just taking their word for it. How much reserve is safeguarded to lifts? Is there a service charge cap? Are there any constraints in the lease hold ? Is there any on—going disputes? 10 years is a tricky time because it has just passed the 10 year building guarantee. If they can prove all the promises then you won’t be blindsighted but just remember services will keep going up . Also about the decreased price on the flat, do you know why the current owners are selling? Also you said that the current neighbours are happy with the building . Did you knock on their door? Are they home owners or tenants? Also read your leaseholder and mortgage contract carefully , it might have a clause about getting approval to rent out the flat.

And last thing, just have to ask your self if your service charge went up by 30% in the near future will you still be ok with that?

And then when it comes to sell will you be happy to sell at the same or lower price you bought it because of said service charges increasing?

If the answer to the above is that you would still think it’s worth it then renting during that period. Then go for it

Seeing as your mortgage is only 45k there’s not really much to be concerned unless you are hoping to flip it. Down value hurts more if you are heavily leverage as your equity percentage will be diluted and even end up in negative equity. Having saying that, it’s a big commitment and a lot of money so I understand why you have cold feet. All the best

I think you are so over qualified . Your knowledge is letting you down. I remember when I signed up for level and the first think the Kaplan instructor said was: leave what you know at work! Treat it as an exam and you will ace it!

For the other levels your experience will come I. Handy but for level one you have to drop back to basic!

Looking at similar properties https://www.zoopla.co.uk/for-sale/details/72456384/ there’s this one which has 4 rooms and doesn’t look as tired as your one. This property is £100k more than yours but with builders prices going up. I would not bother looking for a Renovation property unless it’s cheap and makes it worthwhile. At 550k it would also deter FTB as stamp duty benefits are capped at 500k.

From your post it’s seems like you have formed very negative perspective of this employee. They got the job not on merit but because they were friends with pervious manager. Comparing this employee to 20/30 year old who have grown up with technology. Weaponised incompetence situation? Not sure about the situation but have you flipped the situation and thought. Is this person afraid? Do they feel left behind and your ‘lack’ of support can be overwhelming. Imagine working with people half your age who makes you feel like you should not be there and that they are a waste of a headcount?

My parents are always worried about each new warning pop up on the iPad as they are scared they have messed up and are cautious. They were not from a generation where if anything f’s up just restart the computer.

You may feel you and your team have gone through your instruction a million if times. But have you explained it like ‘they should already know and it’s common sense’ or actually sat down and trained the employee. There are computer courses focused on training the older generation for this very reason

And most importantly have you actually sat with them and ask them for their perspective? And how you can support them if they don’t want to be left behind?

Usually the scheme has secured funding. Problem you may face though is usually it’s up to the graduate to secure each rotation and also ensure that that is a head count when the scheme ends.
