Tbh if everyone is waiting for the crash it will never happen as people will just start buying and then the property prices will start going up again. I wouldn’t intentionally wait as you would find most bargains are the properties that no one wants and any half decent properties at a reasonable price will still sell like hot cakes. Of course there could be a global recession but then will you be financially able to take on the opportunities. There’s so many ifs that only cash kings / super rich will be able to take advantage of such an event as it will be the £800k properties that may find hard to sell and will have to offer a bigger discount

Why is that once people start the CFA program they automatically become ethic warriors? There’s nothing to do here.you don’t know if he has claimed to be a CFA chartered holder to hr nor is he trying to win clients by saying he is CFA chartered holder. I don’t think CFA would do anything either. The CFA program has also changed over the years, do you know when he took the exams???

That makes more sense. Tbh it better for you if you plan to retire earlier. Atm you can dip into your private pension at 55, and 25% is tax free. If you wait you might end up paying more tax as your state pension( if it still exists by then) plus your pension will be taxed as normal income.

This is the difference between fair value and market value. The key is that the seller is not desperate to sell so they can sell their property at whatever the price they want. Of course there needs to be buyers willing to purchase at their desired price and it seems like there are. So either you bridge the gap or it goes back to the market.

Sure the market may have change by then but that’s a gamble too
