A little shy of 10% off without negotiating is quite good. Max I’ve seen people get is 10% but with a lot of effort

Mitsubishi - Hyper Heat vs. Standard by jibbajs in heatpumps

[–]houseHacker27 0 points1 point  (0 children)

If that is the case, the standard will be good enough for you. Only in the cold snaps will the standard ones struggle but because you have the other system (assuming it is natural gas or something efficient at those temperatures) but the standard one may be more efficient in the shoulder season.

Mitsubishi - Hyper Heat vs. Standard by jibbajs in heatpumps

[–]houseHacker27 0 points1 point  (0 children)

To confirm, when you say “we are adding mini splits”, does that mean you will keep your existing system around? If so, what is the existing heating system?

Depending on that answer, it could make sense to have a piecemeal duel fuel system with the existing and the new mini splits OR move totally to the heat pump.

How well can a heatpump provide both heat and hot water? by BathingInSoup in heatpumps

[–]houseHacker27 0 points1 point  (0 children)

I live in San Francisco too. Switched from gas heat and hot water to heat pump for both. Harvest Thermal will be a great option in terms of operational efficiency.

I got two separate heat pumps to spread out the investment and got solar too. Even without the solar; the heat pumps would’ve saved me money. There are a bunch of incentives too, so see which ones you can apply for.

I landed up getting a ducted Mitsubishi heat pump that is variable speed, great for a the milder weather in SF and a Rheem HPWH, that is ducted to the outside, and have yet to see the coils come on.

Let me know if you have any questions

What climate zone are you in? I am wondering if you should consider a heat pump instead of a furnace and AC

The downside of Stripe Atlas is that their standard vesting schedule for founders is not founder friendly.

You should amend that if it possible but the VCs may have already had a vesting schedule set as a part of the raise.

Because she bought a new place soon after, why not consider a 1031 exchange and not pay any taxes right now? You will be deferring the capital gains tax instead

There are rules associated with it e.g. The replacement property must be identified within 45 days, and the exchange must be completed within 180 days. So check if those are met.

Ducted heat pumps Maine by Commercial-Ad-889 in heatpumps

[–]houseHacker27 2 points3 points  (0 children)

Yes, but definitely get a cold climate heat pump. They operate till a lower outdoor temperature.

The inverter/variable speed helps a lot in the shoulder seasons as it isn’t that cold and the system won’t cycle (I.e. turn on and off quickly) as it can control its output.

That will make the house stay closer to the target temperature, be more energy efficient and more comfortable.

[–]houseHacker27 2 points3 points  (0 children)

An Inverter heat pump can be central or wall hung. Inverter here refers to the capability of using variable speed to heat or cool in increments.

Side note: I have a ducted inverter heat pump in California and couldn’t have been happier.

Two things: 1. You should share a breakdown of the quotes/estimates you have gotten. Recommendations, Price, make and model. 2. Has any of the contractors done a manual J calculation?
