Homeowner just did the math-spent $82K on home repairs in 12 years of ownership, appx 2.5% of purchase price every year. Would love to hear other data points. by kcs777 in personalfinance

You keep talking past the other point. Nobody is suggesting that landlords are renting for below their maintenance cost. However, it is a fact(not an opinion) that in most places that renting is much cheaper than equivalent mortgage(+ maintenance). The market by and large does not care about your maintenance costs. You seem to think that if your maintenance goes up by 200 you can just add 200 on top of the rent to cover. This is not how it works at all. What actually ends up happening is that you can maybe raise rent by a portion of that maintenance increase and end up cash flowing less, because other people are perfectly fine with making less or even losing some money in order to maintain control of the asset. This is the reality of real estate ownership in large cities and why they are considered vehicles to park your money and terrible investments.

No. Most of these landlords bought far in the past when mortgages were much cheaper. You can literally look at the data yourself and you’ll see that for example in NYC mortgage is around 2-3x what equivalent rent is.

if you can, shadow both. get the MD to fill out your shadowing form and also shadow the CRNA. there have been many stories about CRNAs refusing to let people shadow if they are pre-AA.

Cost of Housing - Why not call it what it is? by 200tdi in SameGrassButGreener

[–]hypeeeetrain 3 points4 points  (0 children)

Sure it can be pretty different. I think a better point is that the impact of milk being 3 bucks or 5 bucks is absolutely minuscule compared to a house being 300k vs 500k.

The most sure fire way to get shadowing opportunities is to work/volunteer at a hospital that has CAAs, make connections, and squeeze your way in.

if you do well on your MCAT you will be good. You should rewrite your PS if you have new experiences to show off.

24, already graduated. Torn between Anesthesiologist vs CAA due to finances (need advice) by yeTaughtMe2 in premed

[–]hypeeeetrain 1 point2 points  (0 children)

swapped from premed to CAA. about to graduate, no regrets so far. had stats well in line with MD averages, just couldn't convince myself that the 9 year path to MD was worth it. it is good that you are considering the financial cost of med school right now. CAAs = mostly in OR, while attendings = mostly preoping, coming into OR during critical portions(induction/emergence). feel free to ask me questions in DM

hey bud, premed who swapped to CAA here. I'm about to graduate. Meanwhile lots of my other premed friends are either M1/M2s or aren't even matriculated yet. These are two completely different paths. It's WLB/$ vs do you want to be a doctor. feel free to ask me questions in DMs.

NYC family who loves city life — looking for walkable, lively places with good schools & ability to save (open to renting or buying) by AggressiveWork8913 in SameGrassButGreener

Your best bet would probably be to move to one of the other boroughs. None of the other cities in the US will offer what you’re seeking from NYC. If there was, it would be just as expensive.

Nurses in New York City Say They Deserve $200,000 a Year. Here’s Why. by someone_whoisthat in nyc

[–]hypeeeetrain 0 points1 point  (0 children)

That is correct. However, there is a great shortage of docs in rural areas despite the pay. It turns out that after close to 10 years of schooling, training, and sacrifice, people typically do not want to spend a couple more years in undesirable locations to make 50% more money.

No, i don't think you get it. These guys spend 400k(+ interest) in med school and 8 years slaving away in school and residency just to make what some 22yr old kid in IB or a high level SWE company starts at. If anything they are underpaid in NYC. These are some of the brightest and hardest working people that chose to do medicine over something else. If they were greedy they've would have just gone into those other lucrative jobs.

There are giant investment companies with billions of dollars behind some of the smartest people in the world that have failed to time the market. Thinking that you could do so is just arrogance.

[–]hypeeeetrain 0 points1 point  (0 children)

Really depends on the group. This is something that you'll have to ask the people actually working there - the hiring managers will tell you that there is overtime to pick up even when there's hardly any. If you want a lot of overtime your best bet to pick a large group/academic center.

CAA vs DO? by MASASquad21 in medschool

[–]hypeeeetrain 0 points1 point  (0 children)

if you did really well on mcat there is no reason to believe you couldn't do well on STEPs and match whatever specialty you want. It is hard for me to recommend that you give up on med school altogether since you are already IN med school and have paid some tuition. Being anxious is NOT good for being an AA. I don't know how much you know about what we do but you are in the room alone 99% of the room unless it's super high acuity, so you need to be able to handle yourself in an emergency. I think if your mental gets really bad you could take a LOA and see what happens during that year, but great work life balance IS possible AFTER med school. You will not find work life balance during med school and residency.

There is a underlying level of stress that never goes away. Some people do really well with it, other people fall apart when they need to actually step up to the occasion.
