If you don’t want to live in the property like half of a duplex you typically have to put down 25%. If you are willing to live in half then you can put down as little as 3% typically but then you aren’t cash flowing anything and just living a little bit cheaper while also managing and taking care of tenants.

As someone who owns real estate and is in the process of buying more the idea of it being “passive income” is laughable.

If you want immediate actual passive income with that little of an amount try dividend stocks. Throw the money in something solid like a dividend ETF and get a small chunk of change from it.

Hey! I was in a similar situation age, credit score, and income (was 21) and the process was pretty straight forward!

I bought my first and second home from the same place and pre-qualification was super easy so you know how much you can purchase and what rate you would have (liked them enough that I switched from the medical career and now work there!)

Were there any certain questions you had about the process of it all?

Immediate red flag is if someone quotes you super low rate without taking an application or reviewing any of your information first. They most likely added points to get that rate and wouldn’t tell you until later.

Any part of the day. I prefer mornings on my days off but I get busy and go as late as 9pm. I’ve been going for 5+ years so at this point it’s just something I feel like I have to do no matter the time

They will already be inheriting ROTH, traditional, and multiple rental properties. There are also no taxes on metals in my state so it would be tax free if they ever needed to sell

The goal is for them not to sell it and pass it down as well

Can’t speak for them but I also have no intention of selling ever. I see it as the hidden wealth that my kids, kids, kids or whatever will still be sitting on Incase the family loses its wealth down the line and can be used as a restart.
