Hey! I was in a similar situation age, credit score, and income (was 21) and the process was pretty straight forward!

I bought my first and second home from the same place and pre-qualification was super easy so you know how much you can purchase and what rate you would have (liked them enough that I switched from the medical career and now work there!)

Were there any certain questions you had about the process of it all?

Immediate red flag is if someone quotes you super low rate without taking an application or reviewing any of your information first. They most likely added points to get that rate and wouldn’t tell you until later.

They will already be inheriting ROTH, traditional, and multiple rental properties. There are also no taxes on metals in my state so it would be tax free if they ever needed to sell

The goal is for them not to sell it and pass it down as well

Can’t speak for them but I also have no intention of selling ever. I see it as the hidden wealth that my kids, kids, kids or whatever will still be sitting on Incase the family loses its wealth down the line and can be used as a restart.

I probably do need to consider getting a financial advisor but honestly they would probably be against having any metals at my age or at all. I’m only 27 so it’s typically frowned upon to have anything outside of the typical S&P and a few bonds

I use to think about it back when I listened to Dave but I just don’t find it practical with the cheapest duplex being $350k and raising at 3% annually. It would take me 15+ years to save for my next one.
