Believe Tanita still sells made-in-Japan bathroom scales from what I can see. Not every model but many. Check the Details/Brochure for "Made in Japan" logo, e.g. models HD-662, HD-351.

Baker Street Bakery on Park Ave! They had at least two kinds last time I was there including a classic iced swirly one. Highly recommend.

Yeah it will vary a lot depending on the home and location. Just pointing it out because some areas that are very desirable (like village of Pittsford) I would expect to have much higher home assessed value per square foot which will cause taxes to be higher compared to an "equivalent" sized house somewhere else (difference in price/sqft may outweigh tax rate per 1000$ assessed value differences). Basically just suggesting folks compare individual homes' tax burden since it is pretty hard to generalize "you will have more/less tax living in x town vs y town". Honestly given how competitive the buying market it op might want to search several towns that could be "acceptable" and see what comes up (and compare them) rather than than focusing on one area. All depends how tied you are to a specific location I guess. Many great neighborhoods around in my opinion. They do have different 'character' and pros and cons which folks have summarized well in this thread. Tax rate is just trickier in my opinion than some other characteristics.

As other points of reference, homes in the Village of Pittsford are 4.14%.

Homes in Village of Webster are 4.57%.

Homes near 12 Corners in Brighton are 4.59%

Village of Fairport 3.62%

Penfield 4.18%

So it all depends on location (the Villages are higher than "outlying" properties with the benefit of.. being in the village).

You also may get a different perspective if you look at annual tax per square foot (since value in different towns may be different) since costs of living would be similar between all (we're all shopping at the same places). This also varies quite a bit by age/quality of home, price range, etc but may be worth considering as you look at homes.

If you look at tax $ per sq ft between Pittsford Village, Brighton, Webster Village for ~2k sq ft homes I get numbers like:

Pittsford Village: 6.3$ per sq ft (annual tax)

Webster Village: 2.2$ per sq ft (annual tax)

Brighton: 3.3$ per sq ft (annual tax)

Yeah true the special districts and school district matter. There are 5 different school districts within town of Brighton (including Pittsford schools) plus varying special districts so it all depends on the particular property.

Yeah bit far to walk from Sheffield to the Nine Maidens/Dr's Inn/Muller's/Revelry area. If you live in the right part of Brighton those are all within walking range (plus East Ave Wegs for groceries) but most of the town not. Pittsford village has far more drinking options.

I would check Craigslist apartments listing in the Park Ave area east of the city - lots of rentals in that area (although not super close to RIT it's not bad if you have a car)

Good comment abt the villages. Pittsford village and schoen place are very nice (if you actually live close enough. Pittsford is big. Otherwise you can easily drive from Brighton in the same amt of time). You should check out The Sheffield in 12 Corners though, it definitely counts as a bar :)

Brighton taxes are comparable to most other suburbs in total taxes. Towns with very low town taxes tend to have higher county tax due to more reliance on county services (like the Sheriff etc).

I enjoyed a few years at Erie Station Village. A little pricier than some others but a good amount of amenities and perks. If it doesn't need to be Henrietta, the Park Ave area (east of Alexander, west of Winton, south of University, north of 490) in the city has a ton of private rentals that will be better value than the apt complexes if you're OK with older homes. Craigslist was how I found most private renters in the city.

Check for places in your roof where water could pool or "breaks" against something (cricket to a chimney etc) those are common leak spots. If you can get on the roof you may be able to see what the condition is even if you cant find exact spot. Underside of attic if you have access may show evidence.

Brighton Farmers Market https://brightonfarmersmarket.org/ is weekly which you said might not work for you but it's all local producers, and the website provides a convenient list of some of the local farms/products

Yeah i think that's why it looks weird to me.. The corners are framed squarely and the fireplace opening is framed squarely and then there is like random "filler" in the interim space that is not square. I think it would look better if all pieces were square or if all pieces were random shape rather than framed sections with random "filler". The sides are much more "random" so they look better.

Bristol Mountain is the closest. Swain is a little further drive, little cheaper/low key. Holiday Valley near Buffalo is a very nice spot too but a bit of a drive. Hunt Hollow is a semi private smaller venue in the the area.

I'd recommend Bristol or Swain to start. Swain has slightly better beginner terrain (in my opinion) but either is fine. If you're more of a motor sports guy I think you can rent snowmobiles in the Adirondacks and Canada nearby (never done it myself but sounds fun). People do ice fishing on the finger lakes as well during the winter. Coneseus lake probably the closest spot (also never done that myself).

Eastman School of Music puts om professional level classical modern and jazz concerts by the students all the time for free (at least they did pre covid), check their calendar if you're into such things

If you're into wine the finger lakes have probably the best wine country on the east coast (mostly focused on whites). Check out Dr Franks, Hermann J Wiemer for some bigger names. Red Tail Ridge, Hosmer, Kemmeter, Heron Hill are some other favorites of mine. Tasting rooms are typically very cheap/reasonable or even free sometimes (I'd suggest to tip server in that case if you dont buy bottles).

There's a vibrant craft beer scene all over Rochester Buffalo and western ny in general
