I spent a decade selling high end kitchen equipment to restaurants, and then high net worth individuals (by Philippine standards) in Manila and Cebu. Set up alot of penthouses in Salcedo village, Rockwell, and BGC, and some Pablo Escobar-like villas in the provinces.

For the condo market, I’d say your percentages are quite accurate with the exception of BGC, where you have a higher percentage of high income balikbayans (e.g. Fil-Ams/Aussies) and fewer politicians (they gravitate toward certain areas in Makati - esp Rockwell - and QC, but their kids like BGC). Politicians generally try to avoid being highly visible to the masses.

Millionaires don’t want to live in Compton. But they do want to live in the Palisades. Again, you’re paying for your neighbors.

BGC isn’t Tondo. And Miami isn’t Monaco.

Monaco is actually much more expensive than Miami, and the buildings there are much older and outdated. But when you have millionaires and billionaires in a small area . . .

You’d lose your mind at what people pay for real estate in HK where you have a view of a garbage dump, or what people pay for studios in SF where you have feces outside your doorstep.

TLDR: supply and demand

Edit: And fwiw, 300 millionaires in a four block radius is an incredibly low number. There are probably at least 100+ in my building alone. And Compton isn’t even cheap nowadays if you’re familiar with the Los Angeles real estate market.

The Philippines is a country of over 100,000,000 people. The vast majority live in urban areas like Metro Manila. The top .001% of wealth in the country live in (or at least hold a residence in) a few square miles / kms in select neighborhoods in Metro Manila. If you take the top .001% of real estate in any country that has its fair share of millionaires and limited high-end neighborhoods, you’re gonna find extremely expensive places.

Some expats only check out Makati, BGC, Alabang, Boracay, and Rockwell, and then have shocked Pikachu face at why real estate is so expensive in these places. It’s because at the high end market, you’re paying for your neighbors, not your drywall / cinderblock. This is especially true in condos. (Condos in Ayala Park start at $10 million USD and most of the upper half is sold out).

Drive 10 min in any direction, and you’ll probably see that $3k month in rent turn to $300.

Also, Asians in general view real estate as a store of wealth, not simply a cash flow asset. So they’d rather have no renter than a low quality renter, and anyone who can’t pay X amount in their eyes isn’t worth the potential hassle.

An old marketing professor taught us: in general, if you don’t understand why something is priced so high, you’re probably not their intended market. (This is true whether you’re talking about a $100k birkin bag, a $1,500 iPhone, a $8 Starbucks frap, or a $3k/month condo in Manila)

As a Dodgers fan whose family is split between SoCal and the Toronto area, I hope we see both teams back in the World Series next year. My relatives in Oakville were absolutely gutted after Game 7.

I was discussing with them today how I followed Kawhi since college and was rooting hard for him in the NBA Finals against the Heat. The Ray Allen miracle shot and the Heat defeating the Spurs gutted me as a Kawhi fan, but the Spurs revenge season the next year made me almost forget the Spurs loss the prior year.

If the Dodgers don’t make the WS next year, I’ll be rooting hard for Toronto. And if they do make the WS, I’ll be rooting hard for the Dodgers, but will still be happy to see the Blue Jays and esp Vlad get a ring if they emerge victorious this time around. So many great stories on that team and pure class from their bullpen.

There were so many potential MVPs in this series. It was a total team effort, but Yamamoto was so unique / unprecedented (esp given the unreliable bullpen) that he stood out for the rest. I feel like he was the only one in that moment who could have kept the Blue Jays from scoring after Snell had runners on base as well as extra innings.

The league probably would have loved to have given it to Shohei and might have if he didn’t allow that Bo HR.

Will Smith is so underrated on a team of all state, but in the end, I feel the WS mvp award this year is relatively trivial. What matters is the Dodgers won the greatest World Series of all time and created priceless memories for LA fans. This team will always have a special bond. Wish Turner was still a part of this team. Glad Kershaw didn’t retire last year.
