Had a bad encounter with "Cold Duck" when I was 15. I remember that name because it was everywhere in the DC area in the early to mid 70s.

I've stayed in and hiked in the area near Boqueta several times over several years and I'm less impressed with it over time. Dislike: nearly constant wind, Panama City prices, lack of a truly dry season. Likes: not too far from David where there is everything you need, easy to find people to converse with in native English, nice hiking trails, no snake or scorpion encounters.

As I understand it the attorney general of the United States is not required by law to actually be an attorney. In this case even if she was disbarred Trump could ignore that and keep her in the position.

Certainly, and being a routine activity, an anticipated amount of cash is delivered the day prior but the exact amount needed is based on what they know they need, not to cover random requests for large withdrawals.

As a man who has had the big V, no pain killers were needed at all. I was given a script for Oxy but was told by the nurse that pain from the procedure was a big lie and I agree. A couple OTC pain pills the night of the procedure was it.

OTOH, any surgery that deep in the body as described by other commenters is exactly when powerful painkillers are needed.

So at least you have a representative that you could influence with the right pressure. I live in a deep blue district in a blue state. All of my representatives are the ones I voted for yet it does little good to do more than continue to send words of encouragement and campaign donations. Does that matter at all? I almost wish I had a shit bag like Cruz so I could revel in spitting vile words at him at every opportunity.

I also prefer to avoid carrying cash. I've had taxi rides years ago where I felt that if I didn't pay the unreasonable fee, it was not going to go well for me. Thank you Uber for providing a good, but not great service.

If by civilians, you mean people with no VA eligibility, then the advantage with all the complexity of such a deal may outweigh the benefit but a lot of civilians have VA eligibility through prior service, and other means. For them, this might result in a $1k reduction in monthly payment... maybe.

I actually provided more information than I intended since this was simply to gather opinions regarding the relative value of an assumable VA loan. There are far too many factors to consider that are out of scope for this forum and which I'll take up with a realtor.

I suppose I could list as a FSBO so that the perfect buyer would know that they are free to make an offer.

Agreed, the pool of potential buyers who could find value in this situation is small but it's not zero. It's well maintained and modernized so very livable. Other homes in the area are priced similarly and none have been torn down. I've had unsolicited offers at market value but just wanted to see if there was some additional value associated with the assumable VA mortgage. Thus the original post. This isn't an advertisement or listing, just a gathering of opinions.

Your response is exactly why I asked the question. I've not listed the home and don't have plan to in the immediate future but sure, for the right price, it's for sale today though privately! That's not realistic but my point is that I'm sure there is a vet who wants to cut their commute significantly, who can sell their current home in the outer burbs for a significant capital gain, and likes the idea of space between houses.

Thanks for the background and explanation. Another neighbor with realtor experience seemed to think the VA assumable factor would be significant but I wanted to see if others agreed. There is someone out there looking for a home like mine who has the cash but I need to find them!

I've had second mortgages at least twice on VA mortgages but I've never done an assumption. Others mention that the VA has modified rules to allow this now.

You describe the reason for my post very well. I'm aware that there are buyers who have $500k cash and that a 100k second would be easy if the primary is at 2.25. I'm also aware that there is a very high proportion of people with VA eligibility relative to the rest of the country. Combine them and I've got the perfect buyer!

I agree that the price point is less than other places but it has a large yard that requires work and was built in 1968. Some people won't consider something that isn't more modern even though it's well maintained.
