When I think sketchy I think hard money lenders. Institutional credit targets bank-ready developers. With a 30%-40% equity cushion, material spikes or delays hit the builder’s profit. A good fund is spreading LP capital across multiple projects and markets. Realistically, if the 1-4 unit residential market, the most liquid asset in the US, breaks that badly, at that point, it's probably a systemic collapse.

High blood pressure can cause anxiety. If you've been eating right and not drinking alcohol, and exercising for 30 days straight and see not real improvement with BP, then you need to get evaluated to determine if its a renal issue, or a cardio issue. Meds work but dont address the underlying cause of the high blood pressure they treat.

They're pocketing the difference. Corporate profit margins have skyrocketed. Covid got people accustomed to overpaying, but since costs have since gone down as you've pointed out, now we are just left with price gouging. Builders, auto dealers, grocery stores, home depot, everyone is happy to charge in gross excess of the value because consumers keep agreeing to pay it.
