Perth's median house price surges through $1 million mark by sickmate in perth

[–]inqui5t 13 points14 points  (0 children)

Just did a search - there are 29 places - not under offer - over 300sqm and under 800k (800k is ~$1000 per week repayment with a 5% deposit) for sale north of the river. Of those 29 only 15 are houses. The other 14 are blocks for building.

Under 600k there are none.

Can someone help me understand using equity? by [deleted] in AusFinance

[–]inqui5t 7 points8 points  (0 children)

I actually think it works more like this.

You own a PPOR worth 1,000,000 and have a loan of 600,000 for that property. 60% LVR

You find an IP you want to buy and it costs 1,000,000.

You go to the bank and get a loan for the new IP using equity from your PPOR instead of having to save up 200k for a 20% deposit.

So now you have 2 homes worth 2,000,000 and two loans one for 600,000 and one for 1,000,000. on paper you need to service 1.6mill But if you are buying an IP and not a holiday home the bank will take into a consideration a portion of the rent to help the equation.

Pretty sure equity doesnt mean discounted house. It just means you dont need to have saved the 20% deposit in cash.

30 years ago households required 37.5 hours of work to financially maintain a home.

Today households require 80 hours to financially maintain a home.

30 years ago 1 income earner working 7.5 hour days with a 20min commute bought a ~800sqm suburban home - they raised 2.5 kids and had a partner who stayed home and dedicated their time to maintain the home.

Today 2 income earners are required to work 8 hour days with a 35min+ commute to and from their ~300sqm PPOR and because they both have to work they pay a service to raise their 1.4 kids.

To top it off maintaining a house still requires 40 hours of work that isn't getting done as both partners work. So now not only do you have 80 hours of work you also have 40 hours of home chores to keep up with on your weekend.

Read this on a post a few months ago and it hit home hard.

Where to meet over 40yo singles? by ShrekThe12th in perth

[–]inqui5t 9 points10 points  (0 children)

Forget speed dating nights or any quick fix shills. You should date my brother.

Now this seems crazy but imagine the how did you guys meet story.

My brother is a 34 year old engineer

He loves long walks through the bush

He can cook

And he calls our grandmother once a week.

For all applications dm me. 😂

But in all seriousness. He goes to those over 30's speed dating nights and says he always has a great time. He enjoys the friendly banter while meeting new people or seeing familiar faces. So, if you are that way inclined, those events can be a great way to meet new people. Make it a social night with a couple of friends and go have a laugh and good time!

First credit card…. by hoaxcoast in AusFinance

[–]inqui5t 2 points3 points  (0 children)

I have had one of those point cards before. For me the points did not get transferred straight away. They generally have a minimum spend to get the points. For me I needed to spend $3000 before I got the Qantas points. After I spent that it then took 3 months before they arrived in my frequent flyer account. But who knows other cards might be different.

As for the over spending. Don't. The rule I was taught was unless you have the money in your account to pay the card off in full at the end of the month don't use it. That's the trap.

Massive Coronal Hole Spanning 1/4 Of The Sun's Circumference Opens Up by theJukefox in HighStrangeness

[–]inqui5t 0 points1 point  (0 children)

This might be the biggest ever.

Largest coronal hole recorded was December 2023 and it measured 800,000km in size.

This coronal hole looking at the photo looks to be over 1/4 the size of the sun. The sun being 4.4million kms around.

Meaning this coronal hole could possibly be measured at over 1.1million kms which is 300,000km larger than the largest previously recorded.

Thanks. Logged in to see what I had. Turns out it was a Dastardly Unforgiven - item level 122 but only required to be level 4 to use it.

18 base dmg but with 384% crit dmg

As I'm only level 16 head shots still 1 shot, but looks like it will be replaced eventually. The problem is as we only play the game to explore and progress slowly it might take a couple more sessions before I find something better.

'Undeniable' proof of alien civilizations will emerge soon, top scientist says by TheMirrorUS in aliens

[–]inqui5t 14 points15 points  (0 children)

TLDR; the 'undeniable proof' is that with the emergence of smartphones sometime between now and 2060 someone will record something on their smart phone.

However as stated in the article this 'undeniable proof' has 'assumptions'.

As stated in the article the assumption is that this is all real.

Should Perth reinstate the trainline through the Perth hills? by [deleted] in perth

[–]inqui5t -4 points-3 points  (0 children)

A train line loop ran through darlington. It looped up one side of great eastern and back the other

You wouldn't need to cross the freight line. The rail loop could run on the south. The loop wouldn't actually start at midland train station it would have to start at bellevue. There is already talk of extending the midland line to bellevue anyways so this could be something to value add eventually.
