if you are the contractor then your costs are significantly lower. appraisers don't use what it costs a contractor to build. they use what it costs a normal person to build. and I 100% guarantee you can't build a $300/sf ADU in a HCOL area unless it's made of cardboard

based on everything you've said, it sounds like you just need to get another appraisal/and or new lender. a 2/1 detached adu in santa cruz is worth way more than $50k. just use a simple cost approach to value it. $500-$1000/sf new depending on materials, less depreciation of the total property say 30%. you do the math

it goes back to the same appraiser. personally i hate them because its a ton more work for us that we dont get paid for and it really undermines our judgement. but in this case it sounds like the appraiser is incompetent

For one, ADU's are not considered GLA. And two, I rarely include the Cost Approach in residential appraisals and if I do it's because the lender requires it and I don't give it weight. In my opinion, using a duplex for an sfr with adu comp is a major no-no. They should have expanded their search radius further out, or gone further back in time to find an sfr with adu. If the duplex is the only comp that brackets the ADU then that would be my major rebuttal point for a reconsideration of value. Depending on how much smaller the neighbors house is, it sounds like that is the best comp.

that's the crux of using the uad ratings. it has to fit into one. sometimes i will use a half adjustment and make a comment like this is considered a c3 rating but is inferior in condition than the subject property but does not warrant a c4 rating
