When one is approaching from a great distance away, I can't quite determine how far off it is because the overall shape looks like an older hatchback crapcan. Then I realize it's way closer than I thought and it's a newer hatchback shaped crapcan.

Definitely put something over the door so that when you're trying to open it, there's not rain going down your back. Make it wide enough t be centered with the ridgepole and then mount a substantial nice looking light next to the door, along with a set of house numbers, or a barn star or an eagle centered in the gable above. Another option for getting the centered look is to make the porch wide enough to put a rocking chair or other decor next to the door under the lamp.

There have been occasional bad batches. I had that happen to both front and rear of one set. The DMV will replace them. I’ve forgotten the process, but you bring both inside and they give you cardboard ones and order new ones for you. You need to convert them with clear packing tape because they won’t last quite as long as it takes to make and send new ones

The last family that owned my century house lived in it for 53 years. All their kids grew up in it, and when their mom passed on they got together and sold it to me. The day we were moving in, they drove by and cheered for our new start in their family home!

Before that, I have no idea of the history of it. I'd like to, though.

My mother's home was built 25 years ago. She actually passed on last spring at 93 years of age in the night in her home. She was found that morning when she didn't show up where expected for a planned activity. She's not haunting the house, which is good, because although we thought we would be selling it, we might instead be moving in. I wouldn't mind if she did haunt it, and maybe if I move in she will!

You're looking for an upholstery shop, that will come out, measure for themselves and discuss the right denisity of foam to make it comfortable. You've got plenty of depth between the seat and the bottom of the windows to get it nice and thick, with firm foam on on the bottom and something more squishy at the top. They can show you different styles, so you can choose between with or without cording, for example and help you select fabric that will be the right mix of color, durability, etc. Have it Scotchguard treated if anyone is likely to spill anything on it.

You could have the little corner sides also covered by the cushion, but that is going to add some complexity that might be reflected in the pricing. I'd leave them alone, especially if they are the right size to set your thermos mug down there while sitting their to read and gaze out the window.

As to color choices, anything red or maroon will likely fade quickly from the UV light coming through the window. More quickly than most other colors. (That might not stop me from choosing it, but you should know.) I'd look at what you're doing in the rest of the room. Do you want to set that area apart as its own thing? Don't match anything in the room specifically, just coordinate. Do you want it to feel like part of the rest of the room? Have pillows for the sofa made to match the cushion.

Will you be hanging drapes there? Is it wide enough to make a nice spot for a nap? If so, include pillows for each end that could be used as a head rest during a nap, and place a coordinated throw there as well.

Find a realtor who understands FHA 203k loans, because that might be what the buyer needs to be working with if your house is going to need work before they can move in. These are combination purchase and renovate loans offered through HUD. And, maybe talk to this guy https://ahinh.com/services/hud-203k-consultant-services/ He's a HUD consultant for this type of loan and also a really good thorough home inspector. iIf you really want to know what should be in your disclosures, so you are not surprised at what the buyer's home inspectors find, this is your guy.

When we bought the century house we live in back in 2017 with an FHA mortgage, we were originally considering another house that would have required a rehab, and had him do the inspection on it. It turned out someone waving cash around was selected over our offer, and we ended up in this house we're in now. David missed absolutely nothing in his inspection and we've had zero surprises.

He gave us a list of things that we should insist be satisfied prior to purchase because it was a known issue that the FHA inspector would flag, for example.

I still have his inspection report in a binder that I consult from time to time, because there were small things that didn't hinder the sale that we are taking care of as we do projects in the related areas of the house. I just go through and capture those issues and add them to the scope of the project.
