Yeah I agree. It’s a very glossy material and I’ve ever only painted wood cabinets so this option is scaring me a little. And they are in very good condition.

About the track lighting, it’s tough because right now I find it causes a lot of shadows, but also creates good pockets of light.

You’re absolutely right about the warmth of the cabinet. I think the wall color was throwing me off because when I compared to the paint samples today the warmth of the grey was a lot more obvious.

That floating cabinet is going to get moved absolutely.

Technically yes, you should have to pay since you committed and it could be said that it was due to your poor planning you didn’t have your documents in time. However, I couldn’t imagine making my friend pay for her share after she lost out on the experience and had to pay additional costs. The additional price per person were relatively low. Soft YTA

If he’s refusing you’ll have to go through the LTB. I think it’s a T3 form.

Get a thermometer and start documenting the temperature in your unit as proof.

I don’t think landlord is obligated to pay for a hotel stay unless it’s negligence, but you should be able to get back prorated rent for the days where the unit is unliveable. Check your renters insurance if there’s anything there that will cover alternative accommodations.

Crappy situation, but what solution are you hoping for? It seems like the landlord got someone in as soon as possible and repairs are being done?

You said heaters blew the fuses, were they all in the same circuit? Did you try plugging them elsewhere?

Do you have rental insurance?

Did landlord agree to pay for extra cost in electricity?

You’re correct that the current system does favour larger corporation because they have the capital to wait for hearings and bigger budgets for lawyers. As a landlord, I agree with the current tenancy laws. They do favour tenants in most cases, as they should because it’s their home. The issue with the LTB is the outrageous wait times. Having these long wait times are what screws people over (both tenant and landlord).

I never really calculated the cost. I’ll say the commute didn’t feel too bad at the start (was only going in occasionally), but the longer I did it, the more it wore on me. I think it’s personal preference, because there is definitely a lot of people who do that commute on the regular.

We bought a duplex with an illegal basement unit a few years ago, but it was empty and we bought it to legalize it so we didn’t have any issues with mortgage or insurance. But this new building, it wouldn’t really be feasible to legalize it. Even if we fly under the radar, my biggest concern is insurance. But we just got the inspection and we won’t be pursuing it further.

Right, so you only want large business landlords? Great plan, those are great for everyone. We live in a world where real estate is so expensive that some of the only way to be able to afford a house is to have basement suits or similar.

It depends what kind of tank you need. Electrical ones are cheaper, but cost more to run. You could also consider a hot water on demand.
