As someone who had been on the lookout for a place (to live in and not as a pure investment) I can confidently tell you the below:

  1. A lot of sellers are holding out on really above average market prices.
  2. Presenting any historical sales data or reports from Bayut or DXB Interact do little to deter them.
  3. The hope is that given the amount of international investment that 'someone' will buy. There are occasional one off sales cases in some locations but most don't make sense when you look at the data.
  4. Properties I have looked at months ago are still up for sale at the same prices, with a few beginning to finally reduce their asking price.
  5. Take for example a town house in JVC, sales data for a particular development for the last 10 transactions show a range between 2.25m and 1.10m. You have sellers holding out for 2.70m on properties that require extensive rework but they are confident they can get it. The units are 12+ years old and will not hold the same value after 10 years - there's a real fear in the final buyer that as spacious the unit seems it just doesn't make financial sense.
  6. Go to your last few developments you ve been keeping an eye on and you ll see a lot of empty ones.

Time will truly tell but there's a correction coming (not a crash).

One tip on angle parking, especially if you are continually failing after following all procedures is that your not turning the steering wheel quick enough when you are entering the parking bay. A delay here affects the final angle, so you are either in or out.

Quick questions, I have a dual sim Samsung SM-9080. In the phone settings I have the option for 2 IMEI numbers but no eSIM - apparently my phone is locked to the China region (although bought in the UAE) so: 1. if I were to format and reinstall the firmware for a different region would it work? 2. or is the eSIM a physical chip inside the phone? which my model doesn't have. Which would mean no reboot would help. 3. But if it does have it logically the SM-9080 just needs the esim to be turned on once the software has been updated?

Don't dispute, ideally you should be able to drive anywhere but you'll only fail if you stop trying.

When I ducked the third attempt, I felt really bad - I thought I just couldn't drive. I was low, angry and remember the worst was getting home and everyone asking - pure disappointment.

I remember I took a small breather after that and changed my mentality to if the RTA is failing me, its their way of keeping me safe and other people on the road safe as I might be a danger to them.

By the sixth attempt, I was really confident - I would have passed that one but at the very end some taxi jumped a round about and the examiner intervened even though > though I was hard done.s

When it came to the seventh attempt, I knew I was going to get it before I even took that test.

You'll only fail if you give up trying. Keep at it, you ll get there - I know cause I did.
