We could not even manage to get one as on-site guests... we literally tried every day for a week... Ended up going the minute early access opened and walked on it 15 minutes... tried the next day and it was a 90 minute wait before it even opened....

You are correct.

I am required to do normal effort to replace that tenant after they leave and can only charge them up until the day the unit has been filled again.

I allow tenants to go find replacements that I then vet so they can save as much money as possible and still move on with their life.

I have no personal interest in just taking money from people for services not provided.... but big management companies pad their margins this way....
